Blakeway Farm offers an exciting opportunity to secure a productive block of arable land extending to 198.76 acres (80.43 hectares) on a Farm Business Tenancy Agreement for an initial term of 3 years. The farm is currently farmed in hand and is being offered for let on a Farm Business Tenancy. This offering is in two lots; Lot 1 – A block of productive arable land at Blakeway Farm extending to 198.76 (80.43 hectares) including a general-purpose agricultural building. Lot 2 – A large, modern grain store with capacity for 2,000 tonnes including Master grain dryer, situated approximately 3.4 miles from the land at Blakeway Farm. The grain store is available with the land or can be leased separately. Applicants may submit the tender form for both lots or individual lots.
Location
The land is located at Blakeway Farm, approximately 1.90 miles west of Much Wenlock, and approximately 13 miles southeast of the centre of Shrewsbury. The land is situated off the A458, Shrewsbury to Much Wenlock road and is accessed via a private road, approximately 1 mile off the A458. The grain store is located at Upper Springs Farm, approximately 3.4 miles from the land at Blakeway Farm. Upper Springs Farm is accessed off the A458 through the village of Harley. There is no obligation to take the grain store (Lot 2).
Lot 1 - Arable Land
The productive arable land comprises 198.76 acres (80.43 hectares) and is inclusive of environmental stewardship margins extending to approximately 3.82 acres (1.54 hectares). A plan is included within the tender pack. The land is relatively flat, with the southern parcel (8455) rising more steeply, gaining approximately 20 metres in elevation towards Blakeway Coppice. The land is mainly classified as Grade 3, according to the Agricultural Land Classification (England). The soil type is clifton, slowly permeable, reddish fine and loamy soils and is well-suited to cereal production and grassland.
Previous Cropping
Full details of the past four years of arable cropping are shown on the accompanying plan. The established Winter Wheat variety is typhoon.
Cropping Restrictions
The tenant will be permitted to be use the land solely for combinable cropping, with all other cropping types restricted. Applicants should include proposed cropping rotations in the tender form.
Agricultural Buildings
Lot 1 includes a general-purpose steel framed agricultural building, extending to 418 sqm, suitable for storing supplies and machinery. The building is accessed via the same private track as the land and sits to the south with a hardcore yard area. The building has mainly open sides with an earth floor.
Lot 2 - Grain Store Building
Lot 2 provides the opportunity to rent a large, modern grain store with capacity for 2,000 tonnes, inclusive of a Master Grain Dryer (built 2018). The grain store is connected to mains electricity. The grain store is located at Upper Springs Farm, approximately 3.4 miles from the land at Blakeway Farm.
Environmental Scheme
The land is subject to an environmental scheme expiring at the end of 2026. The existing environmental payments will be retained by the landowner. Should the tenancy commence with the established harvest crop included, the rent shall be adjusted on a pro-rata basis to exclude the 3.82 acres (1.54 hectares) under the environmental scheme for the 2025/26 harvest year. The tenant will be permitted to apply for any environmental schemes or capital grant agreements on the land subject to approval of the scheme by the landlord.
Ingoing Valuation
The option to take on the established wheat crop is available and subject to an ingoing payment in respect of the established growing wheat crop. A full list of ingoing valuation is included in the tender pack and is subject to increase, reflecting further works prior to the commencement date. Applicants are invited to submit their tender either on the basis of taking on the established wheat crop or post-harvest. However, if the tenancy commences post-harvest, the grain store will not be available until the subsequent harvest year.
Farm Business Tenancy Agreement
The FBT agreement (subject to contract) is for an initial term of 3 years. The terms of the tenancy will be standard for a tenancy of this type with full repairing obligation of the buildings which will be subject to a pre-entry record of condition. Start of tenancy to be agreed as the existing growing crop can be purchased for the incoming tenant to benefit from the 2025/26 cropping season. The rent is to be payable in advance by standing order.
Public Rights of Way
The land is subject to public rights of way including footpaths and bridleways as shown on the accompanying plan.
Insurance
The Tenant will be responsible for ensuring that an appropriate public liability insurance policy is in place for the duration of the term, and a copy supplied to the landlord.

To the Land: From Shrewsbury, travel south on the A458 towards Much Wenlock for approximately 9 mikes. As you ascent Harley Hill, take the sharp right-hand turn onto the access track leading to Blakeway Farm. To the Grain Store: From Shrewsbury, follow the A458 towards Harley for approximately 8 miles. Turn right off the A458 into Harley, then take the right-hand lane just before the Church. Continue for approximately 2 miles and take the farm drive to the right.
