Description

Delightful and characterful two bedroom raised ground floor conversion apartment (the best bit of the building: dreamy ceilings!) with a very long lease and a shared lawned garden, which is accessed via gate to the side of the building under the stairs.

Owned and enjoyed since 2019 by the sellers, your new home is set within a beautiful Brockley Conservation Area semi, with eye-catching external steps (a striking Deco addition to the original Victorian building), just a four minute walk from Brockley Station (or stroll to Crofton Park Station in 12 minutes/St John's Station in 13). Parking is unrestricted on the street.

A shared front garden sets the attractive building back from the pavement. On entry to the flat (swoon at those ceilings!), you first have your shower room to your right, with a cool Crittall window, white sanitaryware, and traditional-style fittings.

Next you have your bedrooms, also set at the back of the building, for a pleasingly peaceful position. These are over 11 feet by over 7 feet, and over 10 feet by over 7 feet. Large sash windows in both deliver glorious green garden views.

The main event awaits: your huge open-plan reception/dining room/kitchen, of 20 feet by nearly 16 feet. A huge bay window gives verdant views over the generous and mature communal garden. The charming kitchen has wooden fitted wall and base units paired with glazed ceramic tiling.

A great flat, and a great position as well! Hilly Fields (walk 10 minutes) is a brilliant public green space with sports courts, playground, popular cafe, and even a stone circle! Its summit stands 175 feet above sea level, offering incredible panoramic vistas. Other local parks include Ladywell Fields and the Telegraph Hill hillside ones, plus Brockley and Ladywell Cemetery.

Brockley Market (a fabulous foodie one which runs on Saturdays 10am-2pm) is a short walk. The Talbot pub is a nice local with outside space. Middleton Deli is a good tip for coffee, pastries and brunches.

Brockley has strong independent bars and restaurants such as Ellary's, Mauby and L'Oculto, and cool bars: Brickfields and Joyce, and you have Brockley Brewery of course (should taproom be more your style). Brockley's Rock is fab for fish and chips.

The Deptford High Street area, including Deptford Market Yard, is super trendy, with bars, night spots, cafes, restaurants and breweries. We particularly rate Jazu, The Dog & Bell, Salt, SoDo, Marcella, The Watergate and Villages. Deli X is nice for fresh loaves, coffee and suchlike.

Central New Cross is close, with contemporary art gallery (Goldsmiths CCA) within the Goldsmiths campus, plus a good variety of pubs; we rate The Earl of Derby and The Rose Inn. Meze Mangal (on Lewisham Way) serves up good value Turkish food. Central Lewisham is handy for mall style shopping and a strong leisure centre (Glass Mill), markets, and DLR trains.
