The communal areas of The Gessner have been designed in collaboration with Fettle. The London-LA design studio is behind some of the world’s best-loved hospitality spaces, from Moncks of Dover Street to Hoxton hotels in Rome and Portland. You’ll find that same design flair in every detail of The Gessner, from the oak architraves that surround Crittall-style doors to solid timber flooring milled in Wales.

The spacious, air-conditioned gym on the ground floor is well stocked with state-of-the-art TechnoGym equipment, so forget queuing for a lone treadmill or rummaging for the right free weights. A custom mirror runs the length of a wall for those quick form checks and the hospitality-level light control system sets the mood for classes.

On the same floor is a dedicated workspace for residents. Furnished with a mix of vintage and custom pieces, it’s a plush but practical spot with plug sockets just where you want them. Club chairs and sink-in sofas are upholstered in velvets and mohairs, while a cork ceiling and abstract works by British artist Sara Dare add a contemporary twist. Pop down for an impromptu coffee with a neighbour, or settle into a quiet corner for an inbox-clearing session. Opposite is the double-height cafe, with its stained oak panelling, timber terrazzo bar and 1960s Italian counterweight pendant. Up on the thirteenth floor, reeded glass doors connect a cocooning lounge space with a private dining room and commercial-grade chef’s kitchen in timber and terrazzo. Equipped with Gaggenau appliances and fully stocked with artisanal tableware from Borough Kitchens, it can be smartly sequestered for supper clubs, big birthdays or events that require a little extra fanfare. With its sleek modern fireplace and skyline views, the private dining space seats ten on rope-back leather chairs.

Reserved just for residents, the spacious roof terrace is primed for every weather eventuality, with rows of sun loungers shaded by parasols and a heated barbecue area to stretch the grilling season. Exceptional views over Tottenham take in the crest of the stadium and the open green space of Down Lane Park.

    I've been living at the gessner since end of May 2025, and my experience so far has been great. Safe, clean, with 3 terraces to choose from, gym, co-working spaces, monthly social events, make living here really special. Tottenham Hale tube station is only 1 minute walk, with a shopping centre close by too!

    How has the building management responded to any problems or issues you have raised:

    I've never really had an issue since living here, but when I needed help/questions about anything, the team I has been super efficient in dealing with my requests.

    Viewing was a very easy and straightforward process. The team was always responsive. The flats are fully furnished. I did ask upon moving in, if I could get a brand new mattress and my demand was promptly meet!! The Reception team is truly phenomenal 👏 🙌

    Tottenham hale’s benefit is mostly that it is well connected and easy to get to other places in north and east london. It isnt a place we spend time in, but the shopping center is useful, the Coco cafe is essential in creating a community vibe and it feels like the area is coming into it’s own, slowly.

    How has the building management responded to any problems or issues you have raised:

    They have been pretty responsive whenever we have raised anything!

    Please share one thing (or more) which you wish you had known before you moved in:

    Because of the proximity of rooms to the living space, sound travels in easily making it hard to fall asleep if someone is up. Weve realised its important to live with people who are on a similar schedule.

    Living in this area has been a very positive experience. There is a great range of local shops, cafés, restaurants and bars within walking distance, catering to different tastes and budgets. Open spaces and parks nearby are well maintained and ideal for relaxing or exercising. Transport links are excellent, with reliable bus services and nearby train/tube connections making commuting straightforward.

    very efficiently, kitti always goes above and beyond to ensure all issues are solved quickly

    One thing I wish I had known earlier is how important the building management team would be to the overall experience. Having someone like Kitti, who is genuinely proactive and supportive, makes a big difference and provides real peace of mind for residents, and makes living here an enjoyable experience

    Please tell us about the good and bad aspects of living in your local area:

    The area itself has some pros and cons. 1) The proximity of the railway and tube stations is around 2-3 mins, which is extremely convenient. There are sometimes queues to enter the station after football games or concerts at Tottenham Hotspur, but it does not bother us too much. 2) There are several shops around, including Lidl in the Retail Park. The only problem is that there are no small shops like Tesco Express and Sainsbury's Local on this side. But I hope that something will appear in the newly built area across the station entrance. 3) There is a small park just next to the building and a big one in 10 mins by foot with marshes. It is very convenient if you have dogs or like strolling along canals. 4) Unfortunately, the litter is everywhere. People do not care at all about the area and just throw everything where they want. Council does not bother much to clean some places, and it is disappointing.

    How has the building management responded to any problems or issues you have raised:

    The management is awesome. They are very helpful with any request and do their best to fulfil tenants' requests. As I described above, everyone is ready to help immediately.

    Please share one thing (or more) which you wish you had known before you moved in:

    1) Mould is a curse. I understand that it is almost everywhere in the UK, but we were badly surprised when we encountered it in the newly built development. 2) The Internet coverage is not sufficient: if you have a long apartment, you might not get proper internet in the farthest room from the entrance, and you'll need an extender. 3) The extractors do not work as they should in apartments because they do not extract smoke from ovens or stoves properly, and fire alarms go off frequently in the building. 4) The glass doors in the bathroom have extremely bad seals. Despite changing them to the bigger one or the non-torn one, the leakage will appear after you take a shower.
