Firmly a strip light-free zone, this calm space features burl wood banquette seating for resting between reps, while blue-tinted mirrors and a micro cement water station tick off the functional bits with flair. Up on the tenth floor, the orangery is a sunlit atrium that unfolds around a retro tiled hearth. I rated 4 stars because the building is right in front of the Victoria tube and the train to Liverpool street. So to get to work and to the city it’s quickly and it’s very convenient! However around the area there isn’t much to do.

Yes, always . No issue has not been attended to. Happy overall

Please tell us about the good and bad aspects of living in your local area:
Beautifully decorated residence with great facilities (gym, yoga studio, roof top terrace) that is a close walk to the tube / train station. Close to retail park with grocery stores and chain shops. Street is relatively quiet - can hear traffic through the windows (we face the street). Overall good value.
How has the building management responded to any problems or issues you have raised:
Quick - resolved issues within an 1hr. We moved in and requested the second bed be removed - when we arrived it wasn't but this was quickly corrected. Though we haven't heard anything back about a maintanence request we placed with the app. Our dishwasher isn't working and no one's gotten back to us.
Please share one thing (or more) which you wish you had known before you moved in:
Wish it had of been clear that we had to pay utitilies + council tax ontop of everything. Didn't get a face to face induction so we had to figure things out ourselves which given the price - it would have been nice to have someone walk us through everything.

Please tell us about the good and bad aspects of living in your local area:
The good: Perfect location, great design, helpful front desk, and fabulous facilities. The bad: Which makes all the above worthless is how management handle anything and everything; High heat bill in 1st month cause something wasn’t communicated right, rejecting any request like an extra fob, or to sign a proof of tenancy to a 2nd tenant & only approving after many emails & a meeting in person, rejecting requests to move apartments (while paying more), to approve that suddenly after 6 months into the contract, and rejecting transferring the contract, and I can go all day. Some were sort of justified while others were just No for the same of rejecting. It was just BAD and felt like unnecessary hustle.
How has the building management responded to any problems or issues you have raised:
Responsive but always negative, would approve only after a long debate.
Please share one thing (or more) which you wish you had known before you moved in:
Changing apartments is not ok, then it’s ok, then it’s not. They are really terrible with requests so honestly knowing how rigid the management is I wouldn’t have moved in.

Please tell us about the good and bad aspects of living in your local area:
Living here has both positives and challenges. The transport links are excellent, with easy access to the Victoria line and National Rail, and the shopping area near the station is very convenient, offering a good range of shops and supermarkets for daily needs. On the downside, there are limited dining options nearby. The surrounding green areas attract a lot of insects during the summer, which can be uncomfortable, and better pest control would be appreciated. Ongoing construction in the area also means noise and a busy atmosphere at times.
How has the building management responded to any problems or issues you have raised:
Whenever I reported any issues through the app, the building management team responded quickly, fixed everything promptly, and followed up afterwards to make sure the problems were fully resolved. This level of care and responsiveness is something I truly appreciate.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is that visitors and deliveries cannot reach residential floors, which can be inconvenient. It would also be useful if the door entry system allowed longer access to the front camera.

There is a good range of local shops, supermarkets, and restaurants within walking distance, catering to both daily needs and social outings. One of the standout features is the excellent coworking area and terrace, which are well designed and very convenient for remote work, along with a 24-hour gym and a helpful concierge service. Transport links are strong, with easy access to public transport making commuting straightforward. On the street itself, it is mostly quiet and residential.
How has the building management responded to any problems or issues you have raised:
Building management has generally been responsive and professional. Most issues I raised were acknowledged quickly and resolved within a reasonable timeframe, with clear communication throughout the process.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how to enroll into building activities like run club, weekly hit and yoga.
