Our favourite room at The Orchard is the large family kitchen, with the impressive granite island, plenty of space for a big dining table and sofa area, with views of the fruit trees in the orchard, it truly is the heart of the house where the family comes together.

We imagine the ideal owners of The Orchard to be a family who can enjoy the house, grounds and equestrian facilities, just as we have. Close to a wide choice of excellent schools, including Marlborough College, it offers the perfect balance of country living with day access to London and the highly regarded Marlborough school network.
What do you love most about the house and why?
We love the fact that The Orchard is set in such a peaceful location, with panorama views from every window across the Marlborough Downs. It feels like a haven of tranquillity yet remains within easy reach of the charming market town of Marlborough and is commutable to London.
What do you love most about the local community?
What we love most is that the village of Clyffe Pypard has such a friendly and active community. The regular ‘Big Breakfast’ held in the village hall brings everyone together, while the Bushton Plant Fair is a charming event set in the gardens of the 18th-Century Manor House. Not to mention the lovely community at St Peter’s Church, where our daughter was christened.
How easy is it to commute from here?
We commuted from Clyffe Pypard for many years, benefitting from fast train services into London from Swindon, Hungerford and Great Bedwyn. The M4 is just 15 minutes away by car, with Newbury, Reading, Bracknell, Bath and Bristol all within easy reach.
What made you choose this property over others that were available at the time?
When we bought the house, we chose it over others for its five generously sized bedrooms, arranged off a galleried landing, the large and welcoming hallway that always provides a wonderful first impression, and the panoramic views from every single window.
