Description

Fine & Country are delighted to present The Orchard. A beautifully renovated, detached family home set within approximately 2.31 acres, offering generous living accommodation, landscaped gardens, and superb equestrian facilities in a tranquil countryside setting.

Seller Insight:

What is your favourite room at the house?

Our favourite room at The Orchard is the large family kitchen, with the impressive granite island, plenty of space for a big dining table and sofa area, with views of the fruit trees in the orchard, it truly is the heart of the house where the family comes together.

Who do you think would be the next ideal owner?

We imagine the ideal owners of The Orchard to be a family who can enjoy the house, grounds and equestrian facilities, just as we have. Close to a wide choice of excellent schools, including Marlborough College, it offers the perfect balance of country living with day access to London and the highly regarded Marlborough school network.

What do you love most about the house and why?

We love the fact that The Orchard is set in such a peaceful location, with panorama views from every window across the Marlborough Downs. It feels like a haven of tranquillity yet remains within easy reach of the charming market town of Marlborough and is commutable to London.

What do you love most about the local community?

What we love most is that the village of Clyffe Pypard has such a friendly and active community. The regular ‘Big Breakfast’ held in the village hall brings everyone together, while the Bushton Plant Fair is a charming event set in the gardens of the 18th-Century Manor House. Not to mention the lovely community at St Peter’s Church, where our daughter was christened.

How easy is it to commute from here?

We commuted from Clyffe Pypard for many years, benefitting from fast train services into London from Swindon, Hungerford and Great Bedwyn. The M4 is just 15 minutes away by car, with Newbury, Reading, Bracknell, Bath and Bristol all within easy reach.

What made you choose this property over others that were available at the time?

When we bought the house, we chose it over others for its five generously sized bedrooms, arranged off a galleried landing, the large and welcoming hallway that always provides a wonderful first impression, and the panoramic views from every single window.

Accommodation Summary:

Set within approximately 2.31 acres, this exceptional detached family home combines contemporary luxury with timeless countryside appeal. Enjoying a tranquil setting on the outskirts of the charming village of Clyffe Pypard, with rural walks and hacking from the front gates, the property features generous living accommodation, five double bedroom, landscaped gardens, and superb equestrian facilities - perfect for family life and equestrian pursuits.

Ground Floor:

Upon entering The Orchard, the spacious entrance hall allows access to all principal reception rooms and the recently fitted, luxury kitchen.

The beautifully designed kitchen forms the heart of the home, finished in a timeless, neutral palette and flooded with natural light from dual aspect windows and bi-fold doors. Featuring sleek cabinetry, granite work surfaces, and a central island with breakfast seating, it combines style with everyday practicality. Quality integrated appliances, a statement range cooker, and elegant lighting add a refined touch, while the open-plan layout flows seamlessly into the spacious dining and living area - creating an ideal space for modern family life, entertaining, and relaxed day-to-day living.

Next to the kitchen, the formal dining room, which could also become a snug / children’s playroom, is accessed through double doors with a focal fireplace with inset log-burner.

Two further reception rooms feature on the ground floor with access out onto the gardens as well as a useful utility room and guest cloakroom.

First Floor:

The galleried landing leads to five generous double bedrooms, two with re-fitted en-suite bathrooms as well as the luxury, four-piece bathroom with freestanding bath.

Outside:

The outdoor space is equally impressive, with extensive wraparound gardens, mature fruit trees, and an established orchard. A sunny, southwest-facing aspect creates an ideal setting for gardening, entertaining, or relaxed summer gatherings.

As you approach the property through the automatic hardwood gates, the large, gravelled driveway expands to offer parking for multiple vehicles including ample space for horse lorries / trailers. To the front of the driveway, there is also plenty of space to build a double garage / carport STPP if required.

To the rear, a stable block provides two stables, a tack room, and a hay barn/garage as well as gated access to the outdoor ménage and post and rail enclosed paddocks.

Location:

Set against the backdrop of the Marlborough Downs and framed by expansive farmland and woodland, Clyffe Pypard offers a rare blend of privacy, heritage and everyday convenience. Practical amenities are easily accessible. The neighbouring village of Broad Hinton – just a few minutes’ drive away – hosts a welcoming pub, village hall, primary school, post office and traditional shop, perfect for everyday essentials and community living. The historic market town of Royal Wootton Bassett lies only around 3–4 miles to the north, offering further boutique shopping, cafés, country inns and services. A wider range of specialist retailers, cultural venues and lifestyle destinations is available in Marlborough and Swindon, both within easy reach.
