If you are looking for your first home, last home or a great investment, a home that offers space, with the luxury of a kitchen / dining room - one where you can entertain in too, a handy conservatory two double bedrooms and a bathroom that you don't have to squeeze yourself into, it comes with a decent private rear garden and out front, well there's ample parking for numerous vehicles, and all this just a few minutes walk from Mold's vibrant Town Centre and all its pubs and restaurants, as well as loads of supermarkets, so if driving is something you try to avoid.....then this is a fabulous new home for you.
Mold has long been the destination of choice for those homebuyers who value small town living but are loathe to give up the sheer convenience that bigger conurbations can provide.

No, it is not a new house, but this can often be seen as the advantage it is; having been built with scant regard to cost for the local council by men in baggy dungarees wearing cloth caps and rolling their own fags, it has already stood the test of time and come through unscathed. The quality of the building in homes of this type is well documented and after all, how many times do we read of the proud owner of some new-build being presented with a list of problems yet to be addressed before they even move in? It's almost as if some of the major builders are selling works in progress....

A modern white UPVC front door opens into a small inner hallway with room for hanging outdoor coats an,d from where the staircase rises in front of us.
To our right is the door into the lounge, which is bright and well-lit thanks to the picture window overlooking the front, and large enough to accommodate a pair of matching settees along with various TV stands and occasional tables. A door to the rear of the room takes us into the kitchen or to be pedantic, the kitchen/diner.
To the left as we enter, a section of wall has been removed and substituted with an archway, leaving what was originally the downstairs bathroom to become a cosy dining room and providing somewhere formal to eat without encroaching onto the kitchen space at all.
Opposite here the kitchen itself is fully fitted with units set in a deep 'U' formation around the walls, giving a generous amount of storage and worktop space while containing everything you would expect in a modern home. The units themselves are in excellent condition and, in spite of not being in the first flush of youth, remain perfectly serviceable, making any changes or alteration a matter more of choice than necessity, because if it 'aint broke, why fix it?
Stepping through what was the back door, we come into the attractive and solid UPVC conservatory, which gives a panoramic view of the enclosed rear garden, while providing the luxury of unexpected additional space to the ground floor.
Outside, a flagged pathway runs from the side gate around the conservatory before giving way to the lawn, with its charming fairy steps leading to a raised section at the bottom of the garden on which sits a wooden summer house. This is structurally sound and watertight, becoming a place for Mum & Dad to chill with a drink on a summer's evening or, for those with younger families, perhaps the ultimate Wendy House where childish imaginations can make it into whatever they choose.
Alternatively, and probably more likely, it is a handy repository for all the junk and 'stuff' that homes accumulate, and which never seem to find space for.
Returning indoors and climbing the stairs, we come to the bright landing, courtesy of the large window at the top.
The first room we come to is the bathroom, and boy (or girl), what a bathroom this is!
By moving the bathroom upstairs, it has meant the loss of a bedroom, but that is more than made up for by this extremely spacious room, which oozes class with its floor to ceiling tiled walls, ceramic floor, corner positioned enclosed shower cubicle and the sort of vast corner bath that belongs in Hollywood. It is easy to imagine a young Joan Collins peeping coquettishly out from a mass of foam as she reaches for another glass of Moet... but perhaps that's just me.
Adjacent to here is the first and smaller of the bedrooms. But that is not to say it is small per se, being able to contain a double bed along with a sizeable wardrobe and any additional furniture you may fancy, while leaving enough room to move about easily, it's by no means small!
Finally, overlooking the front of the home, we come to the principal bedroom which is everything you could ask for. A fitted cupboard to one side contains the conveniently accessed and fully serviced gas combi boiler while also providing welcome additional hanging space. There's even a recessed alcove opposite here, formed by the rise of the stairwell that could be simply boxed in to form a large fitted wardrobe. However, you would need to have a serious shopping addiction to make this actually necessary, as there is ample room for a large free standing wardrobe and chests of drawers for storage.

Although an older property, there is nothing that really needs doing other than decorating it to your own taste and with dreams of summer on the horizon, the peace of the enclosed rear garden offers delights yet to come. Plentiful parking solves one of today's major headaches and for those feeling more energetic the town centre and all it has to offer remains short stroll away. Is it perfect?
