“The house was formed from two nineteenth-century cottages, and it has been renovated and extended over the years. I’m a builder by profession, so I’ve added a sunroom, a summer house and a covered outdoor seating area, and converted part of the garage into a separate living space. There’s a large games room, a kitchen area, a wet room, WCs, and a sauna.
This separate outbuilding is a very versatile area. It was originally intended as my home office, but my daughter ended up using it as her own space for a while. There’s plenty of scope to adapt it further, depending on how the next owners would like to use it.
The countryside views are fantastic. We’ve spent many relaxed evenings sitting out on the patio, watching the sun go down over the beautiful Trent Valley below – it’s a view that you could never get tired of.
The location couldn’t be better. Coleby is one of Lincolnshire’s best villages, tucked away in a quiet spot with open countryside in every direction and very little passing traffic. Yet you’re only a short drive from Lincoln, as well as the market towns of Grantham and Newark. Woodhall Spa, with its excellent range of sporting and social amenities, is a great place to visit too.
The village primary school and the Tempest Arms pub are both just a short walk away from the house. The community-run pub is a real highlight – perfect for a relaxed lunch. We can thoroughly recommend the Sunday roasts.
Coleby is a very social village, and you can be as involved as you like. There’s always something happening at the village hall, from baby groups and film nights to dance classes. There are regular events throughout the year, such as the summer fun day, village parties and Christmas carols on the green – complete with a visit from Santa.
You’re also spoilt for choice when it comes to walking. There are some excellent dog walks right on the doorstep, and the Viking Way runs through the village.
We’ve loved living in Coleby, so much so that we’re hoping to move just a mile down the road. It’s wonderfully peaceful, surrounded by beautiful scenery, yet you can be in the city in just 15 minutes.”

Situated seven miles south of Lincoln, Coleby is a picturesque village perched on Lincolnshire’s Edge. Steeped in history, the village was home to Roman, Saxon and Danish settlers, long before the Norman Conquest of 1066.
Despite its peaceful setting, Coleby has a thriving, active community. The village is home to a highly regarded primary school, a church, a village hall and a pub, The Tempest Arms, which won a ‘Best Pub Garden of the Year, Lincolnshire’ award in 2025.
The neighbouring village of Navenby (2 miles) offers a wider range of amenities, including a medical practice, a Co-op, pubs, a bakery, a butcher, an antique centre, and several eateries.
