Description

Description

This is an immaculately presented two bedroom, two bathroom apartment that is well located in a popular and attractive residential area of Tunbridge Wells, within walking distance of the mainline station, town centre and parks.  The apartment has been extensively renovated and is presented in first class condition, with generous accommodation, stunning lighting, and well-designed storage solutions throughout.  The accommodation includes a long entrance hall, with useful storage options and granting access to all the rooms.  To the front of the apartment are the living quarters and the bedrooms are to the rear.  The front reception room is flooded with light from the floor to ceiling double glazed sash windows and doors to a private balcony and multiple windows in the turret area, which is the perfect space for home working. The wood burning stove ensures that the room is warm on the chilliest of evenings and the plantation shutters add privacy and intimacy.  The adjacent kitchen and dining area are very thoughtfully designed, with generous bespoke wall and base cabinets and access to the private terrace.  The two bedrooms to the rear each have their own dedicated bathroom, and the master bedroom has extensive wardrobes and plantation shutters fitted to the bay window.  The shared garden which the private terrace overlooks is very secluded, and has two communal stores for the residents to use for bikes.

What we love about this house

This elegant and opulent apartment is definitely one of the finest we have ever seen.  When the current owner purchased the apartment, he was drawn to its retained period features and stylish refurbishment completed by the previous owner, who made a number of structural alterations including the removal of a wall to make the kitchen open plan to a large dining area, and the widening of the access with installation of a matt black paned door.  Enhancements were also made to the fabric of the apartment including upgrading the electrical work, replacement of the radiators and full refurbishment and draft proofing to the windows and external glazed doors.  A total redecoration programme was also completed, with a new designer Schmidt kitchen installed.  It now features extensive sleek dark grey cabinetry, quality Neff appliances, an integrated coffee machine, a CDA wine cooler and Quooker hot water tap.  The flooring was replaced with an engineered chevron oak, underpinned with Acousitlay, a fabulous sound proofer, and plantation shutters were fitted to the reception room.  The practicalities of the apartment were also improved with bespoke cabinetry fitted to improve the storage facilities and double-glazing in the front reception and kitchen/dining rooms. The result is an apartment that is design-led, exuding style, charm, and quality, with beautifully proportioned rooms flooded with light due to their extensive sash windows.  Combine this with the private west-facing balcony overlooking the communal gardens, a building that is well loved and filled with happy residents creating a real sense of community.  All this in such a convenient location just steps away from the town and its extensive amenities, and this apartment is certainly one that should be on your short list.

Important Information

The apartment has a Share of a Freehold with the other 15 apartments that sit within the building, which is managed by local block managers, Alexandre Boyes.  There are 978 years remaining on the original 999 year lease, and pets are allowed, subject to them being well behaved and not allowed to use the communal gardens.  The service charge for the current financial year is £3000 per annum.  The apartment can enjoy full use of the communal gardens and there are also 2 lockable bike stores for communal use.  The ground floor communal areas were redecorated and new carpets replaced a few years ago.

When Deborah Richards founded Maddisons Residential in 2013 she wanted to build an estate agency based on truly exceptional service, proactive and honest advice and an utter passion to sell a client's property for the best price, to the best buyer, in line with their timescales. She combined her many years of working in wealth management with renovating and selling numerous properties, to deliver the ultimate estate agency experience. Now, with an established team and a dominance in family properties in all core Tunbridge Wells' postcodes, this aspiration has become a reality. Maddisons Residential receive over 90% of their business from client referrals, have been voted to be an "Exceptional Agent" in 2025 in the Best Estate Agency Guide, have countless 5 star ratings on Google and consistently exceed industry averages in terms of % of asking price achieved and time to secure a sale. They also have a fierce reputation for holding a deal together once an offer is received, with an envied fall through rate of just 7%. In 2017, Maddisons branched into lettings, where this overriding objective to deliver truly exceptional service continued. Many landlords cite that Maddisons are their "trusted advisor" on their investment property portfolio. Maddisons' strapline that excellence is not a skillset, it's an attitude, are words that they live and breathe by, and they cannot wait to show you how.
