Seller insights

“The Old Rectory features a Georgian frontage, and it incorporates two former cottages dating back to the 1700s. The property’s history is woven into the fabric of the house – from the flagstones in the entrance hall to the original fireplaces, sash windows and restored floorboards throughout. It’s a home full of character and beautiful period detail.

Over the past 11 years, we’ve carried out considerable refurbishments, including improvements to the kitchen, garden, restoration of original features such as the floorboards, and the installation of a biomass boiler. Everything has been done sympathetically, with great care taken to preserve the character and integrity of the property.

The layout is very flexible. As our family has grown, we’ve adapted the downstairs rooms to suit our changing needs. For example, we’ve used the dining room as a second sitting room in the past. It’s a wonderful space for entertaining, but equally perfect for cosy afternoons by the fire, enjoying the lovely views across the garden towards the church.

The garden is arranged into distinct areas. We have all kinds of plants and flowers, including rambling roses, wisteria, espalier fruit trees and herbaceous borders, providing year-round interest. We’ve restored the stone folly too, which has become a fantastic and unique space for entertaining.

Caythorpe is a friendly, sociable village with a real sense of community. There’s always something happening – from classes in the village hall to sports activities and the annual gala celebrations. The village itself has everything you need – a shop with a post office, a medical centre, a school and a couple of great pubs. We’re also within easy reach of four grammar schools.

We feel incredibly lucky to live in such beautiful surroundings and there are lots of scenic walks around here. One of our favourites is the walk to Hough-on-the-Hill for Sunday lunch at The Brownlow Arms. In the other direction, you can wander to Fulbeck to browse the artisan shops and enjoy a coffee at one of the cafés.

This is a very dog-friendly area and you’ll find yourself regularly stopping and chatting with fellow dog walkers when you’re out and about.

Caythorpe is also remarkably well connected. Grantham is just a few miles away and, from there, you can catch a direct train to London King’s Cross in around 70 minutes. There’s also a regular bus service from the village to both Lincoln and Grantham.

It will be hard saying goodbye to The Old Rectory and to the friends we’ve made here over the past 11 years. Our children have now flown the nest, so it feels like the right time for a new chapter – but we will miss living here enormously.”
