THE PROPERTY

Tenure: FREEHOLD

EPC Rating: Awaited  **  Council Tax Band: D

Introduction & Exterior

Available with No Upward Chain, this fabulous, detached home in Brownhills will be of great interest to smaller families seeking excellent reception space and bedroom sizes. The frontage of the property is very wide and has a block paved driveway that forms a crescent in front of the property with two entrances from Chester Road. The driveway precedes a long garage with manual up-and-over door to access, and there is a secure gate to a passage along the left side of the property.

The passage leads to the private rear garden which, owing to the plot shape, narrows to a point but is still a superb place for relaxing and entertaining. The garden comprises of a slabbed patio which has plenty of space for an outdoor furniture set and a lawn bordered by attractive shrubbery and tall wooden fencing. A wooden shed is in place and will be included as part of the sale.

Ground Floor

Guests enter the home via a bright porch that offers plenty of room to remove coats and shoes. A further secure door opens into an impressive and welcoming hallway that has a winding staircase with elaborate metal spindles leading up to a gallery landing. In the hallway there are three storage cupboards: two that flank the entrance and a deeper cupboard underneath the staircase. From here there are doors leading off to the lounge and kitchen.

The lounge is a marvellous reception room that features a log burner fireplace that will be of immediate note when guests enter the room. Also of note is the large, bowed window to the front which matches that of the dining room window to the rear. The dining room is accessed via a set of wooden double doors at the rear of the lounge and is easily big enough to hold a six-seater family table plus other furniture.

The kitchen has a modern white suite that features a range of units in two long rows fitted to the front and rear of the room. Integrated within the suite is an electric oven with four-burner gas hob, and a low level refrigerator. At the far corner of the room is a space with plumbing for a washing machine. A door to the side of the kitchen opens to a rear corridor with subsequent doors to the rear of the garage, a guest WC, and an exit to the side passage. The guest WC also houses the gas central heating combination boiler.

First Floor

The first floor begins with a wonderful bright gallery landing that owes a lot to the side facing obscured window. The landing is impressively large allowing for furniture to be placed and could make for a study area. If the property could be extended above the garage (subject to planning permission of course) then this is an obvious spot for entrance to the additional room(s). From the landing there are doors branching off to all three bedrooms and a large family shower room.

The shower room is another clean white suite, and it comprises of a corner shower cubicle with electric shower and a long row of cabinets along the back wall that feature a toilet, wash basin and a bidet. The whole shower room is complemented by white tiling with mosaic detail midway up.

The bedrooms comprise of two double bedrooms and a large single bedroom. The master bedroom at the front right of the house is especially impressive and includes a range of wardrobe furniture  with a clear spot for a dressing table. All bedrooms are carpeted and have sufficient power sockets. Above the landing is pull down hatch with access to a large loft space.
