Description

A UNIQUE plot with a 360-degree view in the heart of the Balkan Mountains with an area of 59,882 sq.m. The property is located in the north-western part of the Balkan Mountains, rising 1,450 m above sea level in the immediate vicinity of the Chuprene Biosphere Reserve.

The pristine forest paradise awaits you just 17 km from the village of Chuprene and 35 km from the town of Belogradchik. Here you can find the ideal conditions both for an active holiday and to awaken your children's love for nature.

There are 5 eco-trails leading to the property, passing through picturesque areas. The shortest eco-trail is 9 km, starting from the village of Chuprene to the hut. There are also blazed trails for mountain biking enthusiasts. Gorski Ray Hut is in the immediate vicinity of the property and the hut is the starting point for climbing the Serbian peak Midzhur. There is a blazed eco-trail passing through Chuprene Biosphere Reserve. The hike from there takes about 5 hours.

It is a two-level property - the lower part is flat with an amazing view of the village of Replyana, Chuprene and the mountain, and the upper part is slightly steep and wooded. Nearby there is a pine forest and you can enjoy clean air, tranquillity and connection with nature.

In general, this land is designated for a meadow, but can be converted into land for development. This offer presents an attractive opportunity for investors looking to take advantage of a location which combines natural beauty and proximity to essential services. The property has the potential for potable water supply. Electricity can be provided with a generator, solar panels, etc. There are villas adjacent to the property which are occupied in the summer.

The mountainous area hides two attractions which are a draw for tourists. These are the area of Bekinska Shoburka and Mount Midzhur. The former is located at an altitude of 1,300 m and the peak is 2,168 m high. The area is rich in clear mountain streams, evergreen forests, including 150-year-old spruces, vast meadows and beautiful plant and animal kingdoms.
This area is quiet and rarely visited today but once an important Roman road passed by it from the Danube to the eastern Serbian peripheries. The mountain was crossed by the St. Nicholas Pass.

Those who visit it are fascinated by the smell of resin, herbs and wild flowers, the ice-cold water and the crystal clear air. In spring and summer, tourists can see rare plants - globeflower, martagon lily, narcissus anemone. Eagles swoop down the rocks and a wonderful flower - Serbian ramonda - blues on the rock niches. It is the only plant that, after a year of herbarization, when placed in water, it comes back to life. You can also see the mysterious wood grouse. Chuprene is the northernmost habitat of this endangered species of the fabulous animal kingdom.

The Romans used these rocks as watchtowers. Thus, the rocks, called "Glami", combine natural and historical landmarks.

Landmarks:
- In the village there is the protected tree "Cer", 300 years old, with a height of 17m and a trunk circumference of 4.3m.
- "The Glami" - the south-western side of the village is covered with forests and pastures, while the north-eastern side is flanked by high rocky peaks called "Glami".
- There was once a settlement in the area of the "Glami", as evidenced by the cemeteries in the Krast locality.
- Remains of three monasteries have been found in the land of the village. To this day, the locality is called Manastirishte.
