Description
This detached property probably dates from around the 1950's. There is parquet flooring throughout the hallway, sitting room, bedroom and dining room and the windows are mostly double glazed pvc units. The rooms are all of a good size but some reconfiguration may be desired. An inner corridor leads down to a single and a double bedroom and bathroom. The attic is very large and has a head height over 2.1 metres in accordance with building regulations and therefore could be converted subject to planning permission.

Outside: There is a concrete driveway providing parking for about six cars leading to a garage with a store to one side. To the left is access to a strip of land which opens up into an area which could be used as an orchard or vegetable garden. The boundary has a fence line inside the hedge, which cannot be removed for a gateway. The hedge continues along the farm track and the garden boundary to a field gate at the bottom of the garden, which is an access point. The garden has mature trees and shrubs but is really a blank canvas. There is a greenhouse and a run down shed.
A lovely location down a concrete farm track owned by the farm at the bottom and with no responsibility for maintenance (tbv). Directly opposite the property are open fields and there are two public footpaths over them. The local village pub is 0.4 miles distant. Vines Cross village is a small nuclear village with a pub, village pond and garage. Local amenities and shops are in Horam, which is only 1.7 miles away and there is a primary school at Maynards Green (just outside of Horam). Heathfield is a larger, market town with a variety of amenities and supermarkets and is 2.2 miles away. Old Heathfield is 1.4 miles and has a church, local pub, cricket club, primary school and Heathfield Community College.
Directions: From Vines Cross village centre proceed towards Heathfield for about 0.4 miles. On the right hand side. a sign to Borings Farmhouse will be seen. Turn into the track and the property is the first on the left. There is plenty of parking and turning space at the property and the gates may be opened to allow this.
