SAFETY - We have a 24/7 security company, students have the contact number and the do regular patrols, the site has a secure fence with fob entrance and CCTV. In addition, secure parcel drop and the keys are suited. The Halls are in Harborne, a quieter safer area, with the Harborne Golf Course as a back drop. Plus we have a sister property less than 5 minutes walk, which has a reception manned during week days.

LOCATION - A 20-25 minutes stroll to the University of Birmingham, if looking at one of the City Centre Uni's, easy bus ride, on a bus route with buses every 7 minutes. Major supermarkets within walking distance

BUDGET - All our rooms give great value for money, all-inclusive of bills (with Wi-Fi). Individual contracts so they don't get lumped paying for someone else even if they share a flat. House share in the same location has more budget friendly rooms and new studios for students not wanting to share at all.

IN HOUSE - The Halls are managed direct, no third parties, we are the Landlords most staff are in house, this means if there is a maintenance issue, we deal, faulty equipment, we deal. We have a 24/7 phone line for emergencies and maintenance

LIVING CONDITIONS - The apartments are really warm and comfortable, the communal areas cleaned weekly, we keep on top of things, making sure the kitchens are hygienic and ready to use. The building has been renovated recently and is part of our structured summer maintenance plan

STAFF - Very friendly, we listen to our students and try to make all happy, in particular individual bookings, we try our best to get the right mix of flatmates to optimise the student experience while still providing a healthy study environment

Duncan Smith House is located in a quieter area of Harborne, with it's own outside space and has 8 apartments with 2 rooms in each sharing the kitchen and dining/lounge room. The apartment is over 2 floors.

Would suit individual bookers or 2 friends wishing to stay together but not share with anyone else!

Room 1 is not ensuite (room 2 is, £187 per week), however there are 2 bathrooms for 2 of you, the one not in room 1 has a full bath and overhead shower.

The entrance hall leads to Room 1, the kitchen/dining room, stairs to room 2 and the bathroom with a full bath, overhead shower, toilet and heated towel rail.

Room 1, the classic room has desk, chair, loads of storage, double bed, huge window and space so not to feel claustrophobic. The desk has an ether cable, plenty of plugs and is a really comfortable study space.

Although not ensuite, the bathroom is next door and as the deluxe room is ensuite, almost sole use.

We are a 20 minute walk or 10 minute (or less) cycle ride to the University of Birmingham, ideally located for a bus trip to City Centre Uni's and Newman University
