Located in the Birds area of Bedford, close to Bedford Park, a three bedroom property with parking for two cars and three reception rooms.

The property has a refitted four piece bathroom, recently fitted energy efficient boiler, and a great work from home space overlooking the back garden.

There is an entrance hall with space for coats and shoes and a door to the living room at the front of the house. This room has a large south facing window, a theme in the house, for plenty of natural light.

It flows into the dining room, where there are options to go into the kitchen or continue on to the office/ garden room which overlooks the garden. There are French doors to the decking and a lot of windows.

The kitchen has grey fronted units and space for a dishwasher and fridge freezer. There is a built-in oven and gas hob, with the sink in front of the window, which looks out to the green and leafy garden.

Just off the kitchen, a very handy utility area, for the noisy appliances and a hallway to the back door and front entrance hall.

On the first floor, the main bedroom, at the front, is generous with a large built-in wardrobe and storage cupboard.
There is a further double bedroom, reasonable single room with built in cupboard and a refitted four piece bathroom.

The bathroom has a shower cubicle, bath, sink with cupboard under and toilet, with lovely tiling to the walls and two windows.

The landing has two storage cupboards, one is an airing cupboard.

Outside the wheelie bins are hidden behind a hedge, at the front of the house and the driveway affords parking for two cars, on sandstone paving.

The rear garden has decking close to the house and lawn beyond with a path leading to the pergola at the back of the plot, perfect for catching the sunshine and a concrete built outbuilding with power and light.

Three houses up from the property is a large open space, two acres of public use green with natural pond and mature trees. There is a parade of shops over the road from this with two mini supermarkets, pharmacy, fish and chip shop, barbers and coffee shop.
A little further is Bedford Park, a wonderful listed park with lake, tennis courts, cricket and football pitches, children's play areas and swimming pool & gym.
