When searching for a home, the typical first time buyer is constrained not only by the usual parameters of location, condition and so on, but also by that mother of all limitations: price. Do they spend up to their absolute limits on somewhere that seems perfect or remain open to the possibility of a cheaper home needing work in the hope of fashioning a silk purse from a sow's ear?
Sadly this can always be a gamble as renovation costs always tend to balloon unexpectedly; just ask the men who thought HS2 was a good idea...
Well, with this attractive home, there is no need to face such a conundrum because while offering comfortable and workable accommodation as it stands, there is also scope for as much or as little modification and improvement as the new owner deems desirable. Or can afford.
What is important is that any works you choose to pursue can be done at leisure, while living in a perfectly comfortable home while it all goes on. A home that is conveniently located and provides everything a growing family could want, from easy access to the necessary shops and facilities, to the spacious garden where children can thrive....and isn't that all we can expect from a family home?
At the front of the house is a small walled garden of crushed gravel, with a path along the side of the building leading to a wooden gate that gives access to the generous rear garden.
Beneath a neat front porch the semi glazed white UPVC front door opens into a small inner hall where the staircase rises in front of us. To the left is the door into the lounge.
This is a well proportioned room with plenty of natural light courtesy of the front facing picture window. The main focal point of the room is in the shape of the traditional raw brick fireplace, the chimney from which has recently been swept and is ready for action and surely, there is little to beat the comfort offered by a real fire as the gales howl around outside. The true beauty of this is that the heavy lifting of warming the home is done by the gas combi central heating, the fire being largely because it simply looks good enough to render the telly largely redundant.
Passing through into the kitchen via a door at the rear, immediately on our right is a door into a proper pantry, just like your Nana had; a room where you could stock up for a siege if necessary and still have space left over. So should you feel the urge to begin making pickles, don't hold back. It also provides the perfect spot for any large freezers to help with the siege preparations...you never know what to expect with Trump in power!
Back in the kitchen we find that this is a decent sized square room with fitted units to three of the walls, containing an array of all the necessary machinery to enable a truly 21st century lifestyle. It is a common thing that new buyers frequently attack the kitchen first, feeling this is the most in need of modernisation but here, I feel this would be rather a waste as in all honesty, there is nothing wrong with it as it stands and anyway, when did kitchens become fashion items?
To the rear of the kitchen, there is a doorway into a tile floored vestibule with space for another tall fridge/freezer and the very handy downstairs lavatory.
A further door takes us out into a large sunroom running the full width of the home and kept bright by its window overlooking the garden. This has the benefit of two radiators and a ceramic floor, lending itself to a wide variety of uses. Even, as we are so close to open countryside, a boot room or somewhere for the gun dogs to sleep...
Through the back door and into the garden brings a surprise in the size of the space. A continuation of the path round the side of the house turns to run up the centre of the lawn area leaving sections either side which are ideal for cultivating your own vegetables (that siege mentality again...) before terminating at the edge of the lawn proper. This is again bigger that I expected when I arrived and the whole garden area being surrounded by substantial wooden fencing makes it the perfect playground for youngsters. A section of the side path is covered with a UPVC roof adjoining the woodwork of the side gate and forms a useful shelter for the storage of garden equipment and so on.
Returning indoors and up the stairs brings us firstly to the rear facing bathroom. If I am entirely honest, this would probably be among the first pieces of modernisation undertaken by any incoming owner, as although everything is here and in excellent working order, I fear it will be some time before strident pale pink once again becomes the colour of choice for the discerning home makeover practitioner. Having said that, if funding prohibits a complete renewal, there is no actual need as it is all perfectly functional with even an electric shower above the bath and, as you recline in a sea of bubbles with a drink and a good book, does it really matter? It can all get done in the fullness of time and meanwhile, bathe by candlelight.
Next we move to the front of the home and the bête noire of the three bedroom semi, namely the smallest of the bedrooms. Unsurprisingly this is most definitely a single room but to be fair, it allows for additional furniture alongside the single bed making for a perfectly good child's room, nursery or even a cosy home office.
Adjacent to here and also overlooking the front of the home the principal bedroom is another kettle of fish altogether. This comfortably large space is further enhanced by having one complete wall taken up by fitted wardrobes with even more space being freed up by the inclusion of sliding doors on these. The view from the large window revealed another very endearing feature of this home and one that is very hard to find in Buckley and its surroundings. Namely that from nowhere on the property, nor from any of the windows is it possible to see the Castle Cement works, and that really does make it very special.
Moving to the rear the remaining bedroom is almost a match for the principal in size and has the added advantage of the retention of the airing cupboard which housed the hot water tank in pre-combi days and which forms a useful hanging wardrobe. The room has space for twin bedside cabinets along with a double bed and the possibility of free standing furniture to allow further clothes storage.
