It offered them all the space they wanted and it had a nice flow. They also loved the two sets of French windows onto the sunny garden, where they could sit with the doors open on summer days and look out over the greenery.”

SUMMER SUNSHINE

Built in 2018, the red-brick abode has an elegant, understated façade and neat front garden, giving it an abundance of kerb appeal. Inside, it encompasses three bedrooms, two bathrooms and generous living spaces. “My parents bought it from new and were very pleased with the high standard of the build and the finish,” she recalls. “They then made enhancements of their own over the following years, including carefully extending the units in the kitchen to accommodate a built-in fridge-freezer and dishwasher. They added built-in wardrobes to the master bedroom and replaced the en-suite bath with a double, walk-in shower. Externally, my dad had a custom-built shed and greenhouse installed and created rear access to the detached garage.” The garage electrics were upgraded and outside taps were installed to the front and back of the property. The couple also extended their terrace and had an electric, remote-controlled awning fitted. “This made it a wonderful place for sitting out as a family in the summer months,” she adds.

COUNTRY VIEWS

The handsome home is entered from the front via a covered front door. Inside, the hallway leads smoothly through to all the reception, bedroom and bathroom accommodation. The ambience is light and airy, and the layout lends itself to great flexibility. The kitchen breakfast room is to the right of the hall and has been well designed to offer ample space for food storage and preparation. There is a door out to the driveway and room for a breakfast table and chairs. “We had a television at this end of the room,” she says. “It was a nice place to sit and chat over a cup of coffee.” At the other end of the space, the window behind the sink captures the views out over the countryside. “My mother would enjoy looking out for us here whenever we walked over the fields to visit her,” she remembers.

FOND MEMORIES

The sitting and dining room is an L-shaped space overlooking the garden to the rear. The dining end of the space is conveniently close to the kitchen, making it ideal for formal meals, such as Sunday lunches and family dinners. The sitting room area is a good size for comfortable relaxation and watching television. “It was lovely in the summer when the doors to the garden were open in here. Everyone could wander in and out easily.” The third bedroom is opposite and has always been arranged as a study; like the kitchen and the bedroom beside it, this features a window that frames the field views. “My dad always liked to sit and listen to his CDs or do his paperwork in here,” she explains.

GREAT VERSATILITY

The bedroom beside it, which also has a pleasing outlook, makes a superb guest bedroom as it is adjacent to the family shower room. This could equally, however, have alternative uses as a snug, playroom or additional study. The master bedroom, with its generous storage and immaculate en-suite shower room, is also a good size. “This is the largest bedroom and always worked very well for my parents,” she says.

A LOVELY LOCATION

Although the house has been perfect as it is, new owners could consider adding an orangery or conservatory, perhaps. “This would still leave plenty of garden space,” she observes. Subject to the relevant planning permissions, the brick-built garage, which can now be accessed via a step and door from the garden, could also possibly have alternative uses. The property is set within a friendly community where the landscaping is well maintained and homeowners enjoy privacy while also knowing neighbours are close by if needed. “This house and the area it is in really do have everything you could possibly want from a home,” she agrees. “It will be a lovely place for new owners to move into, especially with the changes my parents made. It is ready to be enjoyed again.”

SETTING THE SCENE

The single-storey home on Sollars Way sits on a very manageable plot, with a small garden to the front and a driveway leading to a garage to the side. In total, some three vehicles can be parked here. The sunny rear garden, where there is side access to the garage, has a lawn for children to play out on and a generous terrace with an electric awning for summer days. There is a greenhouse and shed, and ample space for growing home produce.
