Heating, Hot Water & Drainage – Buyer Information

The property is heated via a wood-fired Rayburn 345w and adjoining log burner, both connected to a Dunsley neutraliser system. Once up to temperature, this circulates hot water to the immersion tank and supplies the underfloor heating and/or radiators, controlled by two switches in the airing cupboard.

The current system was installed approximately eight years ago. The Rayburn is owner-maintained (cleaned around three times per winter) and comes with operating instructions.

In everyday conditions, the Rayburn comfortably provides heating, hot water and cooking facilities. Only during very cold spells (around –8°C and below), both the Rayburn and log burner are occasionally used together.

Drainage is via a communal septic tank, emptied around three to four times per year by Serious Waste Management under a Cheshire East contract. All servicing and maintenance are handled by the local authority, with no costs incurred by the homeowner.
