Greater London Properties Presents
A stunning one bedroom apartment which has been beautifully designed located in the prestigious Cranfield Court.

The Property
Ideally positioned in the heart of Marylebone, Cranfield Court presents a light and airy one-bedroom apartment with high ceilings, offering a wonderful sense of space and natural light. Extending to approximately 399 sq ft, the apartment is presented in pristine condition throughout.

The accommodation comprises a generous double bedroom with built-in storage, a bright open-plan reception area flowing into a modern, fully equipped kitchen, and a sleek contemporary bathroom finished with modern fixtures and fittings. The property further benefits from underfloor heating throughout, enhancing comfort and efficiency.

Cranfield Court has recently undergone a communal refurbishment and benefits from a new video entry system. The building is well managed by the owners, held on a shared freehold, and maintained in an excellent financial position with healthy reserve funds.

This attractive home is ideal for owner-occupiers seeking tranquillity in a prime central location, while also presenting a strong opportunity for buy-to-let investors looking for a low-maintenance, turnkey investment.

The Location
Located on Homer Street, W1, within a designated conservation area, the property is ideally positioned between Regent’s Park and Hyde Park, both within easy walking distance. Marylebone’s renowned lifestyle offering is close at hand, including fashionable boutiques, acclaimed restaurants, cafés, and independent shops.

Set on a quiet residential street, the property benefits from residents’ on-street permit parking immediately outside as well as secure cycle storage. Excellent transport links are nearby, with several Underground stations within easy reach, providing swift and convenient access across London.

'What the owners say'
Working in the City, and having spent months exploring many alternative locations, many dominated by high-rise developments, we stumbled upon Cranfield Court and immediately knew it was exactly what we wanted. It delivered the almost impossible expectation of living in a quiet location within the heart of one of the world’s greatest cities. The classic Marylebone village feel, with friendly neighbours and local amenities right on the door-step! What more could we have asked for? Iconic Oxford Street a short walk away, along with Royal Parks, museums, and fabulous restaurants and entertainment venues to satisfy every taste – it’s got it all!

Living in Cranfield Court has also been hassle-free! It’s professionally managed and, with a share of the freehold, we have been able to exercise a significant influence over the level of service charge and how it is utilised for the benefit of all residents. An unexpected bonus was the low-cost residents’ parking throughout Marylebone and Fitzrovia, down to Oxford Street, and 90% discount on Congestion Charge.
As we leave London for the coast, we will treasure the great memories and many friends we’ve made during our time at Cranfield Court.
