Description

1 Smithy Cottage is an exciting opportunity that rarely comes to market. Farndon is one of Cheshire's favourite villages, being about a 25 minute drive to the City and benefitting from a pleasant river crossing into another amazing village which also has its own excellent range of amenities - about a 10 minute walk or a few minutes' drive from home. This could be an exciting lifestyle that needs some considerable thought.

In our opinion, this lovely cottage could be described as one of Farndon's best kept secrets, neatly tucked away at the end of a short lane with just one other. You won't find a more central yet more private setting.

There is so much to love with Smithy Cottages. From the storm porch, access is to either the kitchen diner or directly into the lounge/living room. Starting with the kitchen diner and you have a good sized room that has been fitted with a cottage style kitchen in white with a timber effect surface. The cooking station is a fan assisted oven, a four ring gas hob and stainless steel extractor fan. There is space for a floor standing fridge freezer and two under counter appliances. A timber door opens to the hall where you will find two further timber and stained glass doors to the lounge/living room and to a storage room. There is also a timber door to the bathroom while the turning stairs feature display shelving.

The living room has a warm and welcoming feel - a pleasant lounge space to relax quietly or enjoy some music, television or a film. There are two windows, a chimney breast, the stained glass door that you will have walked through, a further stained glass door to some useful understairs storage and the part glazed door to and from the aforementioned storm porch that combine to give this lovely room a cottagey feel.

Finishing the downstairs is the bathroom which has been fitted with a deep panelled bath with a chrome thermostatic shower and folding glass screen. A wash basin has been set in a two door white vanity unit and a low level WC with water saving options makes up the suite. This bathroom has been thoughtfully tiled with flooring to match. The ground floor layout at Smithy Cottages is ideal for everyday living and for your friends and family gatherings.

One of the features of this lovely home is the turning stairs and the display shelving where you have an opportunity to really make this cottage your own and make moving between floors an enjoyable experience.

On the first floor you have a good sized double bedroom with a high level ceiling that is pitched to the window side. This spacious room features a built in double wardrobe with timber doors and a further pair of timber doors to overhead storage. The fireplace creates a nice display area and features exposed beams. There is also exposed timber shelving. Bedroom two is a good sized single and can take a double if desired.

Outside, 1 Smithy Cottages offers sitting areas to the immediate front and opposite which can also be used for parking. Alternatively there is a garage with a remote controlled up and over door giving flexibility for either secured garaged parking or covered parking in a car port fashion.

With the Farndon lifestyle and 1 Smithy Cottages, you have a combination that has to be investigated. This could be an exciting new lifestyle to be enjoyed in the near future.

The lifestyle Living at Smithy Cottages gives you access to a wide range of amenities in this picturesque village. Within a few minute's walk you will find a newsagents, post office, pharmacy and butchers. There is also a hairdressers, beautician, florist, physiotherapist, dentist, a speciality coffee shop, pub and café/restaurant.

The river is less than a 5 minute walk where you can relax on the banks. Cross over the bridge and into Holt, you will find a substantial general store, a hairdressers, barber, coffee shop, pubs, a beautiful church, and Chinese and Indian restaurants with takeaway service.

The Carden Park complex with a beautiful hotel, Country club and spa, and two golf courses is about a 10 minute drive. One of the two courses is a Jack Nicklaus championship course and one of only five in the Country.

The popular Farndon Primary School has been rated "Good" in an OFSTED section 5 rated inspection in January 2025 and is a few minutes' walk from home. After that it is the 'Outstanding' Bishop Heber High School which is about a 15-minute drive in Malpas.

We think it is fair to say there is everything you need close to hand, so if village life is your thing, you are looking for a rural retreat or an investment with strong letting or Air BnB potential, then Farndon and Smithy Cottages should make a fantastic combination.
