Description

Built in 1969, this two-bedroom modernist house is set on a quiet cul-de-sac on the coveted Cator Estate. Inspired by the surrounding Span architecture, the house is light and spacious, with a playful and bright feel. The garden is close to the sprawling Blackheath Park, through which the River Quaggy meanders.

The Tour

Carefully remodelled by Sheffield-based practice From Works in 2023, the home is open and calm. Through the light-filled entrance space, introduced in the recent renovation, is the bright hallway leading to the open-plan living room and dining space with warm oak floorboards. Behind the generous dining area are large glass double doors, filling the room with light and opening out to the neatly kept garden.

The kitchen is accessed from the dining space, with a sink thoughtfully positioned under a large window looking onto the back garden and, beyond it, Blackheath Park’s expansive playing fields. Olive-green and white cabinets provide plenty of storage space and contain appliances from Miele and Neff.

Upstairs are two light-filled bedrooms, both fitted with generous wardrobes, and each with large windows giving out to the well-maintained front and back gardens. Between the bedrooms is a beautifully renovated bathroom with two skylights and cork flooring, a nod to the home’s mid-century character.

Outdoor Space

The quiet back garden benefits from both decking and a luscious lawn. The west-facing front garden is generous, setting the house back from the road, and includes a large, established lawn. The house also has a private garage, a minute's walk away.

The Area

Quaggy Walk is 15 minutes’ walk from the lively Blackheath village, which has plenty of shops and a farmers' market, as well as wonderful restaurants and cafés. We've written more about Blackheath in our Journal.

Blackheath Common is a short walk north. Beyond lies Greenwich Park, one of London's Royal Parks and part of the Greenwich UNESCO World Heritage Site. It covers 74 hectares and is home to a recently reintroduced herd of deer. Greenwich village has a further range of shops and some brilliant restaurants, as well as a cinema and the inimitable Royal Naval College.

Greenwich is also easily reached. Royal Greenwich Park is also close, as is the historic centre of Greenwich – home to several historic landmarks such as the Royal Naval Hospital, the Royal Observatory, the National Maritime Museum, and the iconic Cutty Sark.

There are several well-regarded schools near the house. Blackheath station is a 15-minute walk away and runs services to London Bridge in 10 minutes and the City in 20 minutes.

About The Modern House, London

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
