LOCATION
Dartmouth is a beautiful waterside town and is celebrated for its rich maritime heritage, being home to the Britannia Royal Naval College. The town is one of the jewels in Devon’s crown, offering outstanding natural beauty, and a vibrant year-round community. Summer Hill is situated in an elevated position, between Kingston Lane and Victoria Road, with sweeping views over the town and down the valley to the River Dart Estuary and across to Kingswear. The town centre, which can be reached on foot in about 10 minutes, offers a wonderful and varied selection of shops, boutiques, galleries, pubs and restaurants, including The Seahorse, which was recently named as ‘Best restaurant outside of London’ by the Food and Travel Reader Awards 2025. Dartmouth hosts several yearly festivals, including the Dartmouth Royal Regatta, Food Festival, Music Festival and Galleries Week. Alongside the traditional bakers, butcher and grocer, there are two supermarkets and an M&S Food Hall. The town is well serviced with a new health and well-being centre, a cinema, a leisure centre and both indoor and outdoor swimming pools. The River Dart, which flows from Dartmoor, through Totnes and out to sea at Dartmouth, is always a hive of activity, and as a deep-water port, attracts boats from all over the world. Dartmouth lies within the South Hams and the South Devon Area of Outstanding Natural Beauty, an area famous for its stunning coastline with sandy beaches and hidden coves. The mainline train station at Totnes runs a regular service to London in just over 2.5 hours and the A38 (M5) is about 19 miles.

THE PROPERTY
Summer Hill is a beautifully presented, detached period house, dating from the early 1800s and is not listed. Adjoining the house is a self-contained cottage, which provides two bedrooms, a sitting room and a kitchen. The configuration allows the cottage to be totally separate with its own access, gardens and parking, or it can be fully integrated into the house, providing further accommodation if required. Summer Hill has been sympathetically modernised in recent years, with a focus on retaining its charm and period features, and is beautifully presented, with accommodation arranged over three floors, and a large cellar below. The ground floor comprises a boot room/porch which opens to a spacious entrance hall, which leads to three well-proportioned reception rooms and a delightful triple aspect traditional orangery. There is an elegant and wonderfully light drawing room with a high ceiling and a deep bay with full-height sash windows, an open fireplace, and French windows to the terrace and garden. The dining room is bright and spacious with floor to ceiling double doors through to the drawing room, and further French windows to the veranda. The kitchen is fitted with a good selection of units, and appliances include a Rangemaster, a dishwasher, a microwave, and fridge freezer, and a door leads from the kitchen to the gardens. The utility is also well equipped with a further built in fridge freezer, dishwasher, washing machine and tumbler dryer. Also on the ground floor is a cloakroom and a well-appointed bathroom, with free standing roll top bath and walk in shower, ideal if you choose to have the third reception room as an occasional guest bedroom.

A wide sweeping Georgian style staircase rises to the first floor, where there is a generous landing, providing access to four double bedrooms and two bathrooms. There is an en suite shower to bedroom 2. Archway Cottage is accessed from the landing if needs be, otherwise, it can be closed off, ensuring privacy and independent access for both properties.

OUTSIDE
The electric gated driveway offers parking for several cars and provides access to the double garage, above which is a lovely studio/office, with sliding doors to a full width decked balcony offering fabulous views. There is a traditional veranda adorning the front of the house and a full width terrace beyond, with gates leading to well-established gardens, largely laid to lawn, offering a high degree of privacy and a variety of colour. The al fresco dining terrace is charming, being shaded by a wisteria clad pergola and offering more than hint of the Mediterranean!
