Description

This pristine five-bedroom house is surrounded by three acres of land in Knockholt, Kent, within an Area of Outstanding Natural Beauty. Clean geometric lines and neat brickwork define this home, which extends to over 4,100 sq ft of space. Inside, a magnificent double-height living space captures views of the greenery beyond, while an expansive mezzanine is well-suited as a home office. The area is brimming with countryside walks, while being excellently positioned for travel into London. Orpington rail station is a 15-minute drive away, with services to London Bridge in around 15 minutes.

The Tour

A secure gated entrance bordered by mature trees forms the approach to Clifton Farm. The main entrance is accessed from a courtyard at the rear of the plan. Inside, a raised platform descends to a vast open-plan living space with a soaring double-height ceiling. Tall vertical windows on three sides amplify the sense of space, framing serene views of the trees beyond. A spiral staircase ascends to a large mezzanine, currently used as a home office.

In the kitchen, hand made teak cabinetry in a warm hue is topped with marble work surfaces. A combination of pendants and track lighting run overhead, while sliding doors unfold onto the dining terrace. An adjacent pantry is fitted with additional storage, wine fridges and has room for appliances as well as access to the dining area. A peaceful sitting room has a log burner and access to the rear of the house. On this floor there is also a large double bedroom and a study with views of the surrounding woodland, and a Jack-and-Jill bathroom with a bathtub.

Four additional bedrooms are found on the first floor. A voluminous principal suite has a dressing room with floor-to-ceiling storage and a striking picture window. The bedroom is filled with light from glazing on two sides, including a sliding door with a Juliette balcony. An immaculate bathroom has an egg-shaped bathtub, a dual sink and a walk-in shower. Three additional double bedrooms have en suite shower rooms, while all bathrooms are complete with high quality Hansgrohe fittings.

The first floor also has a convenient utility room fitted with appliances by Bosch.

Outdoor Space

Clifton Farm is in a secluded spot, surrounded by approximately three acres of lawn and woodlands. A variety of mature trees border the garden, which stretch into expansive woodlands, creating a sense of privacy and remove. An outdoor terrace adjacent to the kitchen is perfect for outdoor dining during the warmer months, with a second terrace also for entertaining. Additionally, there is a large gravelled driveway with a covered area which provides parking for several cars.

The Area

Knockholt is a peaceful village in an Area of Outstanding Natural Beauty, overlooking the picturesque North Downs. It has a village shop and two pubs, as well as an award-winning garden centre with a café.

Further dining opportunities are found in nearby Orpington, including Alpha Mediterranean restaurant and Chapter One, which has a brasserie and cocktail bar in addition to its more formal restaurant. In Sevenoaks, Michelin guide-recommended Shwen Shwen serves authentic Sierra Leonean dishes. The local area is abundant with country walks and pubs. The 600-year-old Knole estate is also close by, and sits within Kent’s last medieval deer park. The wonderfully preserved Ightham Mote and its tranquil gardens are within easy driving distance, as is Hever Castle – once the childhood home of Anne Boleyn. Tunbridge Wells is just under 20 miles away, and is renowned for its historic architecture, green spaces and variety of shops, restaurants and cafes.

The area is known for its excellent schooling opportunities, including St Thomas’ Catholic Primary, Sevenoaks Primary, Walthamstow Hall and Radnor House. Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
