SITUATION
Dartmouth is a beautiful waterside town and is celebrated for its rich maritime heritage, being home to the Britannia Royal Naval College. The town is one of the jewels in Devon’s crown, offering outstanding natural beauty, and a vibrant year-round community. Mount Boone Hill is a quiet residential road, situated on the south facing side of the valley, and with some of the best views on offer, encompassing the River Dart and the sea beyond, as well as Kingswear and the surrounding countryside. The town centre, which is just a stones throw away, offers a wonderful and varied selection of shops, boutiques, galleries, pubs and restaurants, including The Seahorse, which was recently named as ‘Best restaurant outside of London’ by the Food and Travel Reader Awards 2025. Dartmouth hosts several yearly festivals, including the Dartmouth Royal Regatta, Food Festival, Music Festival and Galleries Week. Alongside the traditional bakers, butcher and grocer, there are two supermarkets and an M&S Food Hall. The town is well serviced with a new health and well-being centre, a cinema, a leisure centre and both indoor and outdoor swimming pools. The River Dart, which flows from Dartmoor, through Totnes and out to sea at Dartmouth, is always a hive of activity, and as a deep-water port, attracts boats from all over the world. Dartmouth lies within the South Hams and the South Devon Area of Outstanding Natural Beauty, an area famous for its stunning coastline with sandy beaches and hidden coves. The mainline train station at Totnes runs a regular service to London in just over 2.5 hours and the A38 (M5) is about 19 miles.

THE PROPERTY
Mount Boone House occupies a prime south-facing position, with commanding views across the River Dart and out to sea beyond. It is an exceptional contemporary residence, which has been thoughtfully designed, and is arranged over three beautifully proportioned floors. The high specification and attention to detail is obvious at every turn, and includes Nordan windows throughout, a stunning Martin Moore kitchen, marble and oak flooring, and a newly replaced gas boiler.

An open porch leads to a striking and generously proportioned reception hall, where a bespoke oak and glass staircase rises and descends through the house, forming a dramatic central architectural feature and visually linking all three levels. This floor includes an elegant sitting room, featuring a glass-fronted gas fired log burner and double doors opening onto a south-facing balcony, perfectly positioned to take in the panoramic outlook. Also on this level is a double bedroom, currently utilised as a gym, together with a cloakroom. The staircase descends to the lower ground floor, which is the heart of the house and is ideally arranged for both everyday living and entertaining. Here lies a spectacular full-length open-plan kitchen, dining and sitting room, flooded with natural light and opens via two sets of glazed doors onto the level south-facing lawn and terrace. The kitchen is a bespoke, hand-crafted Martin Moore design, beautifully appointed and complemented by marble flooring, centred around a generous island. Appliances include a four-oven gas Aga, additional oven and hob, dishwasher and double fridge. Adjoining the kitchen is a spacious and well-appointed utility room. Also on this floor is a beautiful guest bedroom suite, with double doors opening directly onto the south-facing terrace and gardens beyond, served by a stylish shower room.

The first floor comprises the principal suite, which occupies the full length of the house, and enjoys spectacular views from the Juliette balcony. The bedroom is complemented with a beautifully fitted dressing room, and a luxurious en suite bathroom. Completing this level is a further generously sized, guest bedroom with en suite shower room.

Mount Boone House combines contemporary architectural design, exceptional craftsmanship, and a superb waterfront outlook, creating a highly desirable home in one of Dartmouth’s most sought-after positions.

OUTSIDE
Large electric gates provide an impressive welcome, opening to a driveway which provides parking for several vehicles, a rare and highly desired attribute for homes in Dartmouth. In addition is a double garage, with electric doors and a converted loft space, providing a 20’ studio/workshop. The south facing walled gardens are a true delight, having been thoughtfully landscaped and beautifully arranged over two level areas. The upper level is lawned, and bordered with well-established and colourful beds, and wrap around terracing provides seating areas accessed from the kitchen/sitting/ dining room and the guest bedroom. In addition is a lower stone terrace providing a gorgeous al fresco dining garden, again with mature colourful shrubs, and a garden store. The gardens offer a high level of privacy and far-reaching views across the town, the river and out to sea.
