The location of the development is just great. It's situated close to Sutton Train Station with just 5 min walk. There are lots of bus routes around too. There are various shops on the high street that meet every day needs, e.g. banks , houseware shops , restaurants , sports shops , clothes shops etc.
How has the building management responded to any problems or issues you have raised:
The building management maintenance team was responsive. Stuart is kind and friendly. He explained the conditions of my out-of-order doorbell clearly. After 3 visits of repair the doorbell was back to normal. Only one issue remains unsolved., that is the faulty air ventilation machine producing loud mechanical faults noise. The management staff came to inspect the faulty machine and promised to replace it when the new parts are available. This remains outstanding after 4 months.
Please share one thing (or more) which you wish you had known before you moved in:
It us better to allow the potential tenants to view the actual views abd conditions of the flat before making a decision to rent it. More common area photos like ground floor lobby , corridors, lifts , garbage room etc.

Stuart is an excellent maintenance technician — very patient and friendly, quick in his work, and extremely reliable and professional.

The building management responds promptly, professionally, and efficiently to any issues I raise.

I’m very impressed with how well this building is managed. Maintenance requests are handled quickly and professionally, and the building feels very safe — making it a great place for new neighbors.

Fantastic range of shops, restaurants, cafes and pubs. Plus the well house is right outside the train station. Best schools in the UK. Good crime and low depravation metrics. However, it is poorly connected to the underground. And the proximity to the station means quite a bit of train noise.
How has the building management responded to any problems or issues you have raised:
Just as other reviews mention, Stuart is fantastic! So quick to solve your problems.
Please share one thing (or more) which you wish you had known before you moved in:
Train noise does start to bother. New construction coming up next door. No noise yet from the site, but it looks like it may become a problem soon.

This apartment is in a fantastic location. The area offers everything you need, with excellent accessibility and transport links. Train stations are literally a minute away, making it incredibly easy to get around and connect to various parts of central London quickly and conveniently. There’s also a high street just a five-minute walk from the building, where you can find all the essential shops, supermarkets, cafés, and services. Overall, it’s a very well-connected and practical place to live, combining convenience, accessibility, and a great neighbourhood feel.

See above - generally managed team is always very helpful and approachable.
