Expressions of Interest – Subject to Planning Consent

An opportunity is available to register early interest in a proposed development of purposebuilt live/work units forming part of pre-application proposals at Rural Workshops, St Just. The scheme comprises a terrace of five commercial workshops at ground floor level, each with a self-contained one-bedroom residential unit above.

Each unit is proposed to provide approximately 85m² of ground floor commercial workshop space, as shown on the submitted floor plans. The commercial element includes a dedicated workshop entrance, WC facilities, a small office area, internal staircase access to the residential accommodation above, and emergency rear access. External refuse provision and individual air source heat pumps are also indicated within the proposals. The anticipated commercial rent is in the region of £1,100 per calendar month.

The first-floor accommodation is designed as a self-contained one-bedroom flat of approximately 50m². The layout comprises an open-plan living and kitchen area, a double bedroom of approximately 17m², an ensuite bathroom, and a storage cupboard. The anticipated residential rent is in the region of £650 per calendar month.

The combined anticipated rent for each live/work unit is therefore £1,750 per calendar month, reflecting occupation of both the commercial and residential elements together.
The commercial and residential components will be granted on legally co-dependent leases. This means that both elements must be entered into simultaneously and neither may be surrendered, assigned, or terminated independently of the other. The residential accommodation cannot be occupied separately from the commercial workspace. The units are specifically designed for occupiers who intend to both operate their business and reside on site. Full lease terms will be confirmed subject to planning approval.

The proposals are currently at pre-application stage and planning consent has not yet been granted. All floor plans and 3D visuals are indicative only and may be subject to amendment. This advertisement is issued solely to gauge market interest and obtain expressions of interest in support of the planning process. No deposits or financial commitments are being sought at this stage.
