    Great access to Elizabeth line, Heathrow, m4 and m25, everything I need is within walking distance or a 5 minute drive.

    How has the building management responded to any problems or issues you have raised:

    They have checked the electrics when things kept tripping, they also visited when dishwasher was leaking, both times they did nothing to help.

    Nothing, everything was well explained to me at the viewings.

    Incredible location and amenities, right by the Power Station and the Northern line. Parking is very limited however.

    Yes, they fixed an issue I had with the light incredibly quickly

    The hot tub is often not that hot and the co-working can get busy. However the other areas are usually pretty empty.

    Living near Hayes Town is convenient and comfortable. The area has a good mix of local shops, supermarkets, cafés, and restaurants, making daily life easy. There are also a few pubs and bars, and nearby parks provide nice open spaces for walking and relaxing. Transport links are excellent. The new Elizabeth Line provides a very quick commute to central London, with Paddington reachable in just 16 minutes. Local buses are reliable, though roads can get busy during peak hours. Street parking is sometimes limited near the town center, but bin collections are consistent. Most streets are quiet and family-friendly, with low levels of anti-social behavior, though traffic noise can be noticeable on busier roads. Overall, Hayes Town offers a great balance of amenities, green spaces, and fast transport links for both professionals and families.

    How has the building management responded to any problems or issues you have raised:

    The building management has been outstanding in responding to any problems or issues I have raised. They are always approachable, professional, and proactive, ensuring that concerns are addressed quickly and efficiently. Any maintenance or repair requests are resolved promptly, often within hours, and communication throughout the process is clear and informative. Their dedication makes living in the building stress-free, and I feel confident that any issue will be handled effectively and courteously. Shoutout to Ritesh and Emeric – both are such fun guys! Always friendly, approachable, and full of energy, they make the building a great place to live. Their positivity and helpfulness really stand out and make interacting with the team a pleasure.

    Before moving in, I wish I had known just how strong the sense of community is at Momento Hayes. Beyond the modern design and excellent facilities, the monthly resident parties and occasional surprise treats really make it feel like more than just a building. It’s something you can’t fully appreciate during a typical viewing. New neighbors should know that the management team is extremely responsive and proactive, so any issues are handled quickly, making life here stress-free. Also, being aware of peak traffic times can help with planning commutes, but overall, it’s a wonderfully convenient and friendly place to live.

    The location of the development is just great. It's situated close to Sutton Train Station with just 5 min walk. There are lots of bus routes around too. There are various shops on the high street that meet every day needs, e.g. banks , houseware shops , restaurants , sports shops , clothes shops etc.

    How has the building management responded to any problems or issues you have raised:

    The building management maintenance team was responsive. Stuart is kind and friendly. He explained the conditions of my out-of-order doorbell clearly. After 3 visits of repair the doorbell was back to normal. Only one issue remains unsolved., that is the faulty air ventilation machine producing loud mechanical faults noise. The management staff came to inspect the faulty machine and promised to replace it when the new parts are available. This remains outstanding after 4 months.

    Please share one thing (or more) which you wish you had known before you moved in:

    It us better to allow the potential tenants to view the actual views abd conditions of the flat before making a decision to rent it. More common area photos like ground floor lobby , corridors, lifts , garbage room etc.

    The local area is generally convenient. It is about 10 min walk from the underground station, which takes about 30min to central London. There is a small Tesco and big Asda within walking distance. There isn’t much noise since the area is quiet.

    How has the building management responded to any problems or issues you have raised:

    Repairs are responded to very quickly; this has not really applied to my situation since the apartment is brand new and I have not had many repair requests. The only issues I raised were explained as being related to the original design and may not be possible to change.

    Please share one thing (or more) which you wish you had known before you moved in:

    There aren’t many different types of restaurants nearby, so if you want more variety, you’ll need to go into central London.
