If you want a large home, love entertaining, having friends and family over or you just want rooms and space, then keep reading, as this is a home that is future proofed for when and if your circumstances change.

Tucked between the vibrant market town of Mold and the historic city of Chester, Northop Hall is a highly sought-after village that perfectly blends countryside charm with everyday convenience. Surrounded by beautiful open fields yet offering excellent commuter links via the A55, it's ideal for families looking for space without sacrificing accessibility. With well-regarded local schools, a welcoming community feel, and a peaceful semi-rural setting, Northop Hall provides the perfect backdrop for family life while keeping the amenities of Mold just minutes away.

You've got everything that you'll need on a day to day basis, pubs, a convenience shop, bus route and let's not forget its close proximity to the A55, which can whisk you to Broughton Retail Park in around 5 minutes.

As we pull up outside this impressive five bedroom, detached, executive home, a tarmac driveway leading to two garages, each with their own up and over door. The beauty of this is, if you wanted to convert one into more useful accommodation, you could easily do it. You may need to chat to your local planning department first, but I can't imagine this would be an issue.

An area of lawn next to the drive is given over to lawn, for now anyway. A mature hedge borders the drive and a fence along the lawn section, just to announce your boundaries.

The front door is covered by an open porch area, ideal for those rainy days when carrying the shopping and trying to fumble for the front door key.

Stepping through, we enter into the bright and well accommodating entrance hallway. A window to the side of the door keeps it well illuminate, and the solid wood effect flooring adds a touch more class. Stairs straight ahead lead to the first and second floor accommodation, with doors on this level opening to, a spacious lounge;

A large bay window looks out over the front aspect, allowing plenty of natural night to flow in. There is a lot of space in this room to accommodate some large pieces of furniture, as well as a huge wall to hang one of those monster 75" flat screen TV's, this room brings a whole new meaning to 'Movie Night'!! A real flame effect electric fireplace sits centre of the rooms as the main focal point, adding an ambiance to a cold dark winters night.

The last door in the hallway opens to the, I'd like to call it, 'The Hub' of this home, the kitchen / dining / family room. This is the room that you'll probably never leave as it offers everything, and more!

As we step in, the kitchen sits to the right, and the dining room and family area to the left. Starting with the family area, this is a generous space, capable of taking a large corner sofa, where you, and friends and family can sit back and socialise while dinner is being prepared. Hang a flat screen on the wall, and you'll never miss a Soap, a game of footie or a Nigella cuisine programme.

Then we have an Orangery type extended area, with three walls of glass and a set of patio doors opening to the rear garden. This acts as an extension to the family area and comes in useful for a dining table and chairs, where the patio doors can be opened to give the feeling of Al-Fresco dining. A breakfast bar protrudes into the centre of the room, acting as a barrier to separate the kitchen area. It's also very handy, as you can seat a couple of bar stools behind it, giving yourself and your family a place to snack, sit and chat and keep you company while you slave away cooking.

The kitchen area is delightful, fitted with glossy floor and wall mounted storage cupboards, as well as integrated appliances such as dishwasher, oven and grill, as well as fridge / freezer. A five ring gas hob sits on one of the three worktops, which also provide space for food preparation and a place for some of those 21st century gadgets that we've become so reliant on today. A large triple window looks out over the rear garden and also helps to keep it nice and bright in here, too.

A door at the far end opens to reveal the very handy utility room and cloakroom.

The utility room has more floor mounted storage cupboards, as well as a another sink, which is always handy, and a work top. There's also plumbing below for a washing machine, that sits on a lovely, tiled floor. A window keeps it light as well as a door, that also opens to the rear garden area.

Stepping outside into the rear garden, it's a pretty decent size, although I'd say it's a blank canvas waiting for you to come and create something spectacular. The previous owner has two young boys, and so, some football goals took pride of place, as gardening wasn't as important as trying to get their children into the Premiership! A high fence runs the full perimeter of the garden for security and privacy; however, some trees or shrubs wouldn't go amiss. This garden offers a great place for summer BBQ's, dinner parties that can continue outside into the warm nights (they are coming), and even space for a Hot Tub, if you feel like letting your hair down and splashing out....no pun intended!

Back into the utility room, and the next door we come to opens up to reveal the cloakroom. Beautiful half tiled walls provide a touch of class as well as a modern toilet, a pedestal wash hand basin, and a chrome heated towel rail. A frosted window keeps the light levels high and keeps any prying eyes out....not that it's that kind of area, before you ask!

The last door in the utility room opens up into the double garage. As I mentioned, this could easily be converted into more living accommodation, because we all know that cars are no longer made of sugar, and can actually live outdoors now. You could possibly put another door at the bottom of the stairs, which would give access to the garage.....but chat with a professional builder first, who can advise you of the process.

If we head upstairs to the first floor, we come to the landing, with doors leading to all of the accommodation, as well as another staircase taking us to the third floor, but more of that in a moment.

Bedroom two looks out over the front garden, and is a generous double room too, capable of taking everything you'll need. It also houses a pleasant surprise. There's a second en-suite shower room in here, so if you have guests over to stay, no embarrassing moments when brushing our teeth at night.....not speaking from experience!

Bedroom three and bedroom four are pretty similar sized rooms, both doubles too. Bedroom three looks out over the rear garden, and has a built in dressing room where as bedroom four looks over the front and has no built in wardrobe.

Bedroom five is again a double bedroom, however, if you were to use it as one, you may want to choose you free standing furniture carefully. It is currently being used as an office, and a very comfortable one at that, but it's nice to have the choice, isn't it??

The family bathroom is the last, well almost the last door to open on this landing, there is also a storage cupboard, which really is the last door.
With two tone tiled walls, and a tiled floor, cleaning in here won't be a problem. There's a lovely, panelled bath with chrome mixer tap, a contemporary pedestal wash hand basin with matching toilet, and lets 'not forget the frosted window and the ample light provided....oh, and before I forget, there's also a shower cubicle in here with a glass bi-folding door. You get the best of both worlds in this bathroom.

Finally, we climb the stairs to the third floor, and this is the 'pièce de résistance' or so they say in Scunthorpe. At the top of the stairs, two doors open, the first into a dressing room.

What can I say, opulence to its max!! It's kept nice and bright thanks to the Velux window, which means it could also be bedroom six or a nursery if you really wanted, because the main bedroom is large enough for any amount of wardrobes.

The main bedroom has that wow factor; it really is a large room. As you have the walk-in wardrobe, you don't really need much else in here, apart from a monstrous bed, and you can fit any size in here. There's room for a dressing table and chairs, as well as anything else you may need....keep it clean please! A Velus window offers views over the rear of the home, and offers a great place for your telescope, and some star gazing!

The final door up here opens to reveal a generously sized en-suite shower room. Set in the same style and taste as the others, this also has the added benefit of a vanity sink unit with useful storage facilities. Obviously, we have the obligatory toilet, a fully tiled shower cubicle, again with the bi-folding glass doors, and then a chrome heated towel rail, to help keep the towels nice and toasty. Last but my no means least, we have a final window that allows us to see what we are scrubbing.

All in all, this is an impressive five bedroom executive and versatile detached family home. The beauty of a home 'like this' is, you can grow into it as your life develops. It can easily accommodate 6 bedrooms, you have two useful integral garages that can be converted into anything you may require later on, a granny annex or an annex for the kids, and if you don't need 4 / 5 or 6 bedrooms, then you have a place to get away from each other, if required! There's also a great kitchen / diner / family room where you can all congregate, and then split up after you've all been fed, to get back onto whatever individual things you were doing before feeding time. The garden is there waiting for you to be creative and the location, well it's a very special area that people don't really want to leave and it's veyry handy for the A55, less than 1 minute by car, if that.....so give Berry and George a call today, it'll be the best thing you do all day...unless you're a film star, racing driver, astronaut etc, in which case, it'll be the 2nd best thing you do!

About Berry and George, Mold

16-18 Chester Street, Mold, CH7 1EG

Berry and George is a family business, after my two children, Hallie (Berry) and Steve....only kidding, he's called George! I started this business to make a difference after I was totally let down by a local agent when my father was terminally ill. You can verify this, just check out our fabulous reviews, you'll see this is all backed up by our many 5 Star Google Reviews, the highest for any agent in Flintshire.

Having been through the house buying process many times in my life, I understand first hand from your side how stressful a time it can be, that's why we aim to not only provide an exceptional marketing package, but also an excellent tailored service to ensure we can make your move as comfortable as we can.

We work alongside some excellent partners who can help in the process, such as an independent mortgage broker service and independent local solicitors, so whatever help you need, we are here to help you.

We charge a set fee with no hidden extras and are quite unique in that we are open for you 7 days a week and have no contract to tie you in, Berry and George is like no other Estate Agent.
