Description

A beautifully maintained semi-detached period cottage, located by the village green in this highly sought after village. Set in a third of an acre with a detached garage with cellar below and parking for two cars. Backing onto protected private land. This cottage is a rare gem and very light as most rooms are double aspect. Believed to date from 1752, extended in the early 19th Century and then further extended in 1986. Originally a farm worker's cottage, with a wealth of light oak wall and ceiling beams and original features. The original front door is no longer used as it opens into the Sitting Room which has a large inglenook fireplace housing a wood burning stove and exposed light oak, wall beams. There are some low ceiling beams, (a central one is 1.69 m and others are 1.83 m). At the far end of this large room is the dining area and opening through to the spacious Entrance Hall with open tread stairs to the first floor, a storage cupboard, pine internal doors and a door out to the side of the property and garden. The Study/Bedroom 4 has a lovely relaxing feel, with patio doors out to the garden and a high ceiling with exposed timbers and brickwork. The kitchen/breakfast room is a light and bright room with views over the garden on three sides and a door to the garden. It is fitted with cherry wood floor and wall cupboards, some glazed. A larder cupboard which houses the plumbing for a washing machine, sink and Aga which is oil fired. The bathroom is on the ground floor and is fitted with a suite comprising, bath with shower over, wash basin and w.c.

On the First Floor: There are three double bedrooms with high, vaulted and beamed ceilings and wide planked pine floors. Separate toilet with wash basin.

Information: Grade II Listed extended in early 19th century and later in 1986/87. Garage built in 1992.
Mains water and drainage. Tax Band F. Broadband ultra fast.

Outside: To the right of the cottage is a driveway providing parking for 4 cars leading to a detached, substantial garage with power and light. Below the garage is a garden room accessed from the rear with a patio abutting it. The garden measures about a third of an acre. The house sits almost in the centre of the plot with large lawns to the front, side and rear. A patio abuts the back of the house and there are mature hedges and shrubs. The rear boundary is adjacent to protected land belonging to the Marklye Estate.

Rushlake Green is a traditional, quintessential English village. Centred around a green used for a multitude of village events. Boasting a very good local shop, café, general store/post office and a popular village pub with restaurant. Surrounded by unspoilt countryside with public footpaths.

Stonegate station is about 8 miles distant, with a service to London Bridge and Charing Cross. There are two market towns within a ten minute drive. Hailsham and Heathfield, both with a larger range of amenities and supermarkets. The area is well served for both private and state, primary, prep schools and secondary schools. Some of which offer school buses.

Directions: Looking from the green at the Horse & Groom pub, the cottage is to the right. It is the right hand half, of a pair of white cottages with exposed, blackened timbers.
