The site is located on land north of Jubilee Drive and Highgrove Crescent, being north-east of Polegate.
Polegate is a small town, situated at the foot of the South Downs. The coastal town of Eastbourne is 5.5 miles and Seaford 10.5 miles, whilst the county town of Lewes is about 14 miles and the city of Brighton some 21 miles.
Polegate provides a selection of shops and amenities for everyday living, and also the gateway to the stunning South Downs National Park, and nearby are the historic sites of Herstmonceux Castle and Pevensey Castle.
Polegate station is on the main line between London Victoria and Eastbourne, with regular train services to London (about 90 minutes), Brighton, Gatwick and Hastings. There is good access to the main A27 coast road and A22 to the M25 and onward to the more extensive motorway network.
There is a good selection of local schools including Polegate Primary School, the Eastbourne Academy, together with independent schools including Bede’s at Upper Dicker, Eastbourne College, St Andrew’s Prep and Lewes Old Grammar School.
Situation
An Outline application for up to 180 homes with informal and formal open space, footpaths, cycleways and internal roads, associated parking, landscaping, planting, noise attenuation measures, utilities, drainage infrastructure and groundworks was approved in June 2023 (WD/2021/1637/MAO refers). This also approved the access from Highgrove Crescent.
A Reserved Matters (detailed) application was subsequently approved for 151 homes and the above uses in August 2024 with minor amendments to the layout subsequently approved in March 2025 (WD/2024/2552/MFA).
The site was started in January 2026 with the first home on Phase 1 of the scheme is estimated for completion in March 2027.
The 8 self build/custom build plots are plots 58-65 on the site layout in the centre of the site and north of the access from Highgrove Crescent. Planning permission is in place for 8 detached homes on these plots: 1 two bedroom house, 4 three bedroom houses and 3 four bedroom houses.
Each house has a good sized garden and two surface car parking spaces. The houses could be built out as per the approved design without the need for any further planning permission.
Should changes to the approved designs be required they are likely to need further planning permission that would need to be discussed and ultimately approved by Wealden District Council.
All 8 self build plots are in Phase 2 of the development, with construction on Phase 2 anticipated to start in January 2027.
