Why You’ll Like It:
With a friendly community but just minutes from the city centre with free parking it’s easy to see why Hollingdean’s appeal continues to grow. Surrounded by green spaces to enjoy, this quiet but convenient house is a great package with a doctor’s surgery and shops literally around the corner which include post office, café, pharmacy, hairdresser and convenience store.

Instantly restful with gracious proportions and elevated from the street to allow sunlight to stream through, this is a stylish yet practical home where storage has been carefully thought about – and delivered – and good laminate flooring gives guests, pets and children free reign as it flows into a ground floor designed to enjoy with friends and family.

A comfortable living room with plenty of space for sofas opens to the generous dining room, which is not directly overlooked, there’s an easy flow ideal for private family time or entertaining. The dining room leads on to a practical conservatory, where the far wall of glass has central French doors to bring the garden into the home.

With doors to the hallway and the conservatory, the kitchen is generous and practical Stretching an impressive 5.67 x 1.79m (18’7 x 5’10), it delivers good storage including pull our larders and stylish working surfaces. Good to go, the high-spec gas hob is integrated beneath a lit hood, a grill/combi and a new fan oven are at eye level and out of sight of the dining room, plumbing is in place for a dishwasher and washing machine.

Outside, the garden is a tranquil oasis to return to after a busy a day in the city, larger than many this close to the city centre and child and pet secure behind fashionable fencing. With waving palms and olive trees in the raised beds, it springs into life for a sun-lit, alfresco lifestyle you don’t need to travel for, with gravel paths around a central lawn. The raised area houses a large garden shed.

Upstairs, a spa-like bathroom has a fabulous designer finish and a frosted window – so you don’t need shutters. Large enough for both a freestanding bathtub and a separate dual head shower in wet room style, meticulous attention to detail extends to the large hand basin with a paired mirror above.

Next door, the quiet guest bedroom is a comfortable double. At the front, the generous principal bedroom is a calm refuge with plenty of appeal. A large window bathes the room with evening sunlight, custom made wardrobes provide all the storage you need and by it, a generous single room would be an ideal nursery, secluded study.

Agent Says:
“Close to schools, parks, the city and the station, this stylish house with a sociable garden is in a great location where investors are noticing it’s still reasonably priced.”

Owner’s secret:
“We have enjoyed the light, airy rooms, the easy flow and had some great celebrations here especially in the garden! This house has great storage options with the loft, the shed and all the cupboards!

A real highlight from our time here has been the fantastic neighbourhood, in particular our wonderful neighbours. There is a real sense of community with local shops around the corner and parks where you can easily meet people in fun runs or just walking the dog. Family life is easy here too with playgrounds and good schools all within easy reach. We love the way the house is cosy in winter but still looks out to the garden, then in spring and summer, the ground floor opens to plenty of sunny space outside to share. The street is quiet even though the al fresco cafés and independent shops of Fiveways and a big Sainsbury’s are nearby and there is a great bus route on the road. This was the perfect starter home for us as it’s easy to get into the city centre and the sea, to the hospitals or out to the universities.”
