The Property

Ashford House is a handsome property built in the Victorian era. The current residents took ownership five years ago and have since given it new life, enlarging the floorplan, enhancing the accommodation, and giving it lots of love and attention.

The top-to-bottom, wall-to-wall transformation into fabulous family home was a feat. The owners undertook a loft conversion and a rear extension, full refurbishment and redecoration, as well as replaced plumbing, electrics and the heating and hot water system (the extension has underfloor heating). Honouring its origins, traditional Victorian character was added back into the interiors through wall panelling, ceiling roses, stair rods and Amtico tiled floors, while high ceilings and sash windows remained.

Ashford House now spans 2,318 sq. ft. over three storeys, with a balance of open and separate spaces downstairs, five bedrooms upstairs, and a bathroom on each floor.

The extension created incredible open-plan space fitting for both family life and entertaining friends. It’s the heart of the home, combining kitchen, dining and sitting areas, and with French doors onto the garden to unite inside with out. There’s loads of natural light from the doors and windows at the back, and especially from the sky lantern.

The stunning kitchen is by Sheraton. Cabinetry is a neutral taupe, surfacing is a marbled quartz, handles are antique brass, and the ceramic Belfast sink has a handy pull-out tap. Appliances include a full-height fridge and freezer, a dishwasher, a microwave and a wine cooler. The utility room off the sitting area has more storage and surfacing, another sink, plus gaps for further appliances. There’s a huge island in the kitchen for casual bar seating, and the dining area allows for formal meals at the table.

For separation, there are two reception rooms at the front of the house. One is a cosy lounge with a log burner (the owners often migrate into here on a winter’s eve, snuggling up on the sofas in front of the fire), and the other is a larger room with versatility. It’s currently used as an office/second lounge, but there’s the option for a playroom or perhaps a sixth bedroom if you need one (with a shower room just down the hall for convenience).

All bedrooms here are a great size, with capacity for at least a double bed as well as wardrobes. The top floor is flexible, whether you want to use it as two bedrooms, a primary suite with a dressing room, somewhere guests can stay, or a dedicated domain for older children. Front and side windows on all floors, particularly those upstairs, offer lovely outlooks of fields, hills and trees.

The two shower rooms are fitted in a mix of modern and period styles, and the family bathroom features a rolltop clawfoot bath – ideal for a long soak after a busy day.

The Plot

The plot at Ashford House is a good size, with a west-facing garden that’s generous without being overwhelming to maintain. The frontage has a selection of plants along the path to the front door, while at the back you need only mow the lawn, pressure wash the patio and prune the planting – otherwise you can relax outside and enjoy as you watch the kids play and pets roam. The original Victorian walls and new fencing keep everyone safely enclosed.

Beyond the garden will be a driveway, shared with the plot behind. Ashford House will be allocated three parking spaces. You can also park in front of the property or in the bays along the road.

The Position

Ashford House is in a semi-rural position, opposite a public footpath through fields, set along the River Ash, surrounded by scenic countryside, and with a small, friendly community. Yet just minutes away from the address is all you could need, including quick connection into the capital for commuters, excellent education for your children, and bustling neighbouring market towns for food, drink and entertainment.

Between the village hall and the school hall, Little Hadham offers all sorts of events and activities – from craft fairs and film screenings, to fitness classes and a farmers market, to Brownies and bread-making. There’s also a privately owned pool in the village where little ones can learn to swim.

You’ll find health and wellbeing services on the doorstep too, as well as leisure facilities such as golf, polo and country clubs and an equestrian centre. The local pub is the Nags Head next door, and Little Hadham has a family-run Vineyard at the Four Acres Estate. Other local gems include a jungle-themed soft play centre, the popular Pearce’s Farm Shop, and the studios of sculptor Henry Moore – there really is something for everyone in and around The Hadhams.

For more amenities, Bishop’s Stortford is less than a 10-minute drive from Ashford House, while Ware and Hertford are about 20 minutes away. These market towns each have a mainline station, with commuter services from Bishop’s Stortford being the fastest (from 37 minutes into Liverpool Street). Stansted airport is a 20-minute drive away for business trips and exotic holidays alike, and Little Hadham lies between the A10 and the M11, with access to the M25 in under half an hour.

Schools in the area include an Ofsted ‘Outstanding’ primary in Little Hadham, secondaries in neighbouring towns, and a choice of independents an easy school run away.
