Seller Insight:

What is your favourite room in the house and why?

Our favourite room is the kitchen/dining area because it's such a sociable place to be sitting at the table chatting with whoever may be cooking or preparing a meal.

Who do you think will be the ideal new owner?

The next ideal owner could be a retired couple or maybe a professional couple or possibly even a single person who's looking for a place to unwind with a more relaxed way of life. It would potentially be a suitable home for a variety of people.

What do you love most and why?

What we love most is its country cottage charm and just how full of character it is. We fell in love with it from the moment we saw it because of its many original features such as wooden beams, open fireplace with log burner, window seats and thatched roof, as well as the landscaped, south facing walled garden which is a real sun trap during the summer months.

What do you love about the local community?

The local community are all so friendly and welcoming. There are lots of events happening throughout the year at the local village hall and regular church services taking place, which are both great places to meet some of the locals. On occasion villagers hold their own social gatherings too, inviting neighbours and friends over to help the new residents feel welcome and a part of the community.

How easy is it to commute from here?

Commuting is straightforward with nearby transport hubs such as Swindon Station with direct routes into London Paddington in under an hour. There are also direct services to the regional cities of Bath, Bristol, Cheltenham and Gloucester. The M4 motorway is 7.5 miles away with road access to Bristol, Reading and London. Local towns such as Royal Wootton Bassett and Marlborough are typically a 15-20 minute drive away with other popular destinations like Devizes and Chippenham being slightly longer in around 30 minutes.

What made you choose this property over others?

We chose this property over others that were available because although being a cottage, it was so light and bright inside with good size windows and also didn't have really low ceilings plus it had the perfect garden to easily maintain which felt private and secure with a wall surround.

Accommodation Summary:

Ground Floor:

The entrance hall provides useful storage as you enter the cottage and leads to the welcoming kitchen and dining area. The well planned bespoke kitchen features solid wood work surfaces and flagstone flooring, reflecting the light throughout this charming and sociable space. In the summer months throw open the double doors to give access to the gravelled seating area, perfect for a morning coffee or glass of wine in the late afternoon sunshine. A sweet window seat in the dining area is a gorgeous feature. Good ceiling height, often a rarity in cottages of this age continues through to the sitting room, with a cosy log burning stove, perfect for a winter’s day, exposed wooden beams and another set of double doors to the garden for the warmer months.

First Floor:

Two good sized double bedrooms, both benefit from fitted storage. The main bedroom is a particularly good size, again with exposed wooden beams, whilst the second has a wonderful view out across the village to the surrounding countryside. The bathroom sits between the two bedrooms and has a charming window seat next to the bath with shower over.

Outside:

The cottage is accessed via a pedestrian gate, giving access to the pretty and private south facing walled garden. A gravelled area, also accessed from the kitchen, provides a delightful space for outdoor entertaining. A lawned area, fruit trees and well established raised beds complete the pretty cottage garden. The wisteria climbing the cottage wall produces a fabulous display during the summer months.

Location:

Set against the backdrop of the Marlborough Downs and framed by expansive farmland and woodland, Clyffe Pypard offers a rare blend of privacy, heritage and everyday convenience. Practical amenities are easily accessible. The neighbouring village of Broad Hinton – just a few minutes’ drive away – hosts a welcoming pub, village hall, primary school, post office and traditional shop, perfect for everyday essentials and community living. The historic market town of Royal Wootton Bassett lies only around 3–4 miles to the north, offering further boutique shopping, cafés, country inns and services. A wider range of specialist retailers, cultural venues and lifestyle destinations is available in Marlborough and Swindon, both within easy reach. For those looking for a more active lifestyle there is easy access to the White Horse Way and the Ridgeway National Trail, offering scenic trails for those on foot or cycling.
