Description

A hidden oasis of peace and calm, this charming period house with beautiful gardens has provided many years of joy for the owners -- Sarah Holgate, Associate Director

#TheGardenOfEngland

An attractive, character, unlisted detached house set in an extremely quiet location with generous established gardens (about 0.78 of an acre), benefitting from a detached garage with carport, off road parking for several cars, a large undercover swimming pool with heat pump and recently refurbished heated conservatory.

The property has two entrances accessed from either Mounts Lane or Frensham Road. The pretty hamlet of Rolvenden Layne is a quiet rural community with no busy roads, making it a sought after location. There is a popular pub, the Ewe & Lamb which is known for its’ good food and is just a few minutes walk away down a quiet lane.
Just up the hill, the village of Rolvenden has a thriving village store as well as two public houses and a popular primary school.
A wider range of amenities are on offer in Tenterden and Cranbrook. These historic market towns offer good shopping, a number of cafes, pubs and restaurant as well as many leisure facilities.
There is a good choice of both private and state schools (including grammar schools) in the local area.

The Well House

With origins dating back to the 17th century and later extensions, The Well House enjoys an elevated position with commanding views all around. The property has been a much loved family home with the gardens being a real passion for the current owners and providing some wonderful specimen plants, shrubs and trees. The property has been well maintained over the years and has potential for extending (subject to the necessary planning permissions).
To the side of the property, there is an entrance hallway with stairs to the first floor and storage cupboard. To the side of the hallway is the generous sitting room with feature brick inglenook fireplace and wood burning stove. The dining room is equally generous in size with plenty of space for a dining table and chairs and room for a study area or a piano. The large heated conservatory was built by Edmonson of Tunbridge Wells with a pent roof and Fired Earth terracotta flooring. It provides a great outlook over the rear garden and swimming pool. The kitchen is to the side of the dining room and is fitted with a bespoke range of painted kitchen units with granite worksurfaces, integrated double oven, electric hob, space for a dishwasher, tumble dryer and washing machine, a lovely window seat and wine storage unit. The cloakroom completes the ground floor space.
Upstairs there are 2 double bedrooms. The main bedroom has an integrated sink unit with marble top set in a small attached room with window. There is also a useful cupboard/wardrobe. There are also cupboard/wardrobes in the second bedroom and the third bedroom which is a single and could be used as a study if required. All the bedrooms share the family bathroom comprising a smart white suite with bath and shower over, pedestal wash basin, w/c and bidet. The property is considered in very good order throughout and early viewing is highly recommended.

Outside
Gardens (about 0.78 of an acre in total)
The approach via Mounts Lane is through a five-bar gate, down a private pea-shingle drive which leads you through to the beautiful front gardens and to the detached garage with attached carport with storage space above. A tucked away part of the garden has been left to encourage wildlife with log piles. There are a number of interesting trees such as Ginkgo, Metasequoia, Koelreuteria, Red Maple, Liriodendron Tulipifera, Liquidambar and a Magnolia grandiflora. There is a patio area with a wooden pergola and wisteria. The house is approached by steps flanked by decorative wrought iron railings designed and hand made by Tenterden Forge. There are also many railings by them throughout the garden. As well as a new raised deck seating area, there is a paved patio area at one end of the swimming pool enclosure which is large enough to accommodate a large table and chairs which provides an ideal location for viewing the pool and summer barbecues. The rear garden is also pleasing with a lawned area and a mature Bramley apple tree. The oil tank is disguised with mature shrubs.
