This 4 bed can be found on Crofton Street, a popular student road in Rusholme. It is situated a short walk away from buses to and from the universities and town. The buses come every five to ten minutes on Upper Lloyd Street (Bus 111 or 87).
If you have a car there is permit parking outside the property; once you move in it is easy (and free) to apply for a permit and this means that parking is often plentiful. If you are driving to the property for a viewing there are allocated visitor bays at the bottom of the road.
The property itself consists of four double bedrooms, one bathroom and the communal lounge and kitchen. Please note that there is one smaller bedroom in this property; however, there is a double bed in it. You can arrange amongst yourselves to either split the rent evenly or have the person in the smallest room pay less and the others pay more.
The layout of the house covers two storeys, with one bedroom being on the ground floor and the three others on the first floor. Every bedroom is equipped with a bed, drawers, wardrobe and desk (and desk chair). All bedrooms can be locked for privacy and furniture can be moved to make the room your own. Wall hangings are permitted ONLY WITH command strips (the use of blu-tac is prohibited as this can damage the wall).
The communal areas comprise an open plan kitchen and living room. The kitchen is large with plenty of storage space; it comes equipped with a fridge/freezer and microwave. Do be aware that a kettle and a toaster are not included.
There is a small back yard at the rear of the property for you to enjoy when the weather is nice.
The traditional deposit is five weeks' rent. Please note you will be asked to pay a security deposit to secure the property. Security deposits will be a maximum of one week's rent per person.
Council tax band A - If you are a student you are exempt from council tax and will have to complete an exemption form. EPC rating: D.

If the landlord or the agent withdraws your holding fee will be returned to you within 7 days. Please be aware that all our tenancies are joint liability tenancies; each tenant will need a UK based guarantor and will be jointly and severally liable.
