When it comes to property, there are often surprises where you least expect them. Kingston House is one of those. The sense of fun and uniqueness starts with a subtle and unassuming door that leads from one of the old roads of the town, into a ground floor boot room with space for wetsuits, coats, boots and perhaps a bodyboard and surfboard. Stairs then lead up to the first floor where you immediately get a sense of how spacious and light the apartment is. A fantastic open plan room with tall ceilings has a fully fitted kitchen and cute breakfast bar in the bay window, with a large dining table at the opposite end. A glazed door opens to a tucked away south facing bijou balcony. A wonderful living room is expansive in the context, with tall ceilings, lots of natural light through the Victorian windows, with a bay window in one corner that gives a direct view out to sea and of the famous Cromer pier. A useful utility room is off this.

Stairs continue up to the second floor which is the main bedroom level. Most noticeable is the balance of bedrooms to bathrooms, which is often lacking in a property of this type. The principal bedroom with an en suite shower room has a bed perfectly positioned to wake up and look out to sea. You can immediately decide on whether it’s a beach day, a walking day or simply a day to visit the deli’s and other shops in town. A further double bedroom on the second floor has an en suite shower room, and there is an additional bedroom that is a little smaller and makes the perfect bunk room, which is served by the family bathroom. There is little excuse for arguing over showers.

The top floor is a great asset to the apartment, as it provides a fourth bedroom. A large room, with vaulted ceilings given it is effectively the attic, it can serve as a bedroom and play area, or bedroom with study area given its layout. The top floor also has a WC.

Kingston House really does stand out as an excellent example of its type, designed by George Skipper a prominent Victorian architect who worked on projects in Cromer from the late 1800s through to the 1930s. The apartment has a proven track record as a successful holiday let, whilst it also has the space of a town house to cater for everyday living.

Location

With it’s striking architecture, landmark pier and sandy beaches, Cromer has long been a prominent and popular North Norfolk destination town. It is a town that continues to evolve, and is on an upward trajectory.

An omnipresent luxury is the access to fresh seafood, whether picking up a Cromer crab or lobster from Davies fish shop, fish and chip shops or dining in at Galton Blackiston’s award winning restaurant, No.1 Cromer. Continuing the food theme, there is the Fig & Olive delicatessen, The Craft Bakery with artisan breads and treats and a further sign of the changing times of Cromer with the addition of Fino’s restaurant, a fine dining and wine bar.

The town is full of interest, from Ceramic Café to cinema, plenty of pubs to boutique shopping, boating lake to hotels and plenty in between. There is a highly regarded golf course to the east of the town, surf school by the beach front and the famous theatre on the pier.

There is a train station, running to Norwich via Gunton station, where the excellent Suffield Arms can be found together with its nearby and better known sister pub, The Gunton Arms.

The Georgian town of Holt is about nine miles and is famous as the home of Gresham’s Public School as well as for its excellent independent shop, Michelin star restaurant, bakeries and delicatessens, public houses, antique shops and art galleries. Further private education can be found at Beeston Hall School, to the west of Cromer.
