This is a rare opportunity to buy a home like this in this very sought after location. This house offers potential to future proof and grow into, it's a place to entertain friends and family, gardens to enjoy and at different levels for all types of uses, far reaching views, a double length garage for any kind of car buff or storage hunter....this is a home you won't want to miss out on......especially at this price!

Something that virtually all northern towns share in common, is that they tend to be located a surprisingly short distance from areas of great natural beauty and Oldham, with its easy access the wildness of Saddleworth Moor, is just such a case in point.

Beyond the boundaries of Oldham itself lies Dobcross, a charming and surprisingly historic village which plays host to this particular home. The village was originally part of the West Riding of Yorkshire but thankfully, the wars of the roses have since subsided, leaving this firmly on the Lancashire side and causing, I suspect, no small degree of chagrin over its loss in the house of York.

The village rose to prominence in the 16th century as home to the Lawton family, owners of a then revolutionary 'fulling' mill, catering to the woollen industry and which allowed them to become immensely wealthy. But happily, today even normal folk can aspire to live here and enjoy the same location and views that they once did, as this home demonstrates.

This fabulous house follows the tradition of many French designers by using the slope of the ground to allow for the inclusion of a large double garage, above which this home sits on its elevated position. This clever idea also has the effect of minimising the home's footprint and saving garden space.

To the front of the home is a wide driveway leading to the garage door. The garage runs deep beneath the home with space for at least two vehicles in line astern or, if you prefer, more storage space than a suburban home has any right to expect. This is no typical garage, there is so much more to explore in here than I am writing about....

On our right, a set of stone steps leads up past a small garden that's laid to decorative crushed slate, and with various flowering plants and shrubs to give it colour.

From the Indian stone paved area at the top, we come to the side positioned semi glazed 'front' door. This opens into a square, generously sized, bright inner hallway with its very attractive faux 'wood' flooring. This is an ideal space for shoes and coats. In front of us, having passed the bottom of the stairs we come to the door that leads into the kitchen.

Running almost the full width of the home, this is in essence, a galley style kitchen but should never be confused with what we normally expect from this, as it is so much more.
It provides space in abundance where multiple cooks can work in harmony, and never giving in to the urge to kill one another, however much opinions differ. High and low level units adorn the walls, providing generous storage and worktop space, while numerous white goods are integrated into a wall of fitted units beside the entrance from the hall. For me the crowning glory is in the shape of its massive picture window looking out over the charming multi-level gardens and the decked seating area just outside.

To the opposite end of the room is a back door, with another door that opens into the dining room, conveniently sited to ensure that meals arrive piping hot. This is a well proportioned space easily able to house a full sized suite of table and chairs along with any sideboards or other furniture you deem necessary. It is kept well illuminated by the sliding glass patio doors which open onto the area of decking overlooking the upper levels of the delightful and interesting garden.

As other houses have done, you could open the kitchen up to create a more 21st Century open-plan living space, that seems so En-Vogue today. If you love entertaining large numbers of friends and family, this home offers so much potential to do it in style and comfort.

From here we pass through an archway into the lounge, so if we are being pedantic, it is in fact a lounge/diner, although like the kitchen, to call it thus fails to do it justice.

In here we find another cheerfully bright room with one picture window and another formed by a fully glazed recess in the front wall, giving panoramic views over the neighbourhood. Between these two is a mock stone feature fireplace containing a living flame gas fire that provides an ambient glow on a dark, cold winters night. A door in the back wall opens into the entrance hall where we emerge at the foot of the staircase.

Moving upstairs and we come to the landing. There's a hatch to the generous attic space, ideal for Christmas decorations and luggage. Doors open to all of the first floor accommodation.

To our immediate right, is the door to the first of the bedrooms which is a large and characterful space made even more interesting by the way the ceiling slopes down towards the head of the double bed, giving an almost 'cottage' feel while never getting low enough to hamper headroom or feel claustrophobic.

There is NO En-suite in here, but as other homes in the road have done, you could very easily add one (see floor plans)......that is, if the 1 second walk to the family bathroom really is a step too far!

Adjacent to here the smallest of the bedrooms, which is a single room, albeit a generously sized one. Should your personal circumstances need it and family demands allow, it could also serve (as it currently does) as a perfectly proportioned home office, reducing the commute to work to a mere few steps across the landing - though you would miss out on all the gossip.

Opposite the head of the stairs lies the family bathroom, the layout of which suggests that it began life as two rooms, with the separate lavatory that was common at the time the home was built. In these enlightened times it has been radically altered, fitted out to a high standard and is all the better for it. It now features floor to ceiling tiles giving a modern look and contains a contemporary counter-top hand basin with storage beneath, lavatory, traditional bath and a separate walk-in shower where the hot water is drawn directly from the central heating system ensuring a constant temperature and pressure.

Beside here is the third bedroom, while not as big as the first is nevertheless, a perfectly adequate double room, although you may need to curb your more extravagant tastes in antique furniture but for those content with the offerings from IKEA, there will be no problem whatever.

Finally, we come to the remaining bedroom, another spacious double room enjoying commanding views of the nearby hills, while offering enough space for twin bedside cabinets, set either side of the double bed, a large free standing wardrobe and two substantial chests of drawers. And it does this while still leaving enough room to move around with ease or even introduce more items of furniture, as the presence of an exercise bike demonstrates....

Outside, the garden has many layers, from a patio to wooden decking otffering some far reaching views of the hillside from this excellent vantage point. Steps then lead down to a sunken grass area...and I don't mean its underwater, which then offers more steps leading down to another area. Here, a larger patio plays host to a summerhouse and beyond continues behind it, with steps leading down to an even larger patio area. This is an extension of the driveway, hidden behind two large gates which when opened, can allow even more vehicles to be parked on here.

About Berry and George, Mold

16-18 Chester Street, Mold, CH7 1EG

Berry and George is a family business, after my two children, Hallie (Berry) and Steve....only kidding, he's called George! I started this business to make a difference after I was totally let down by a local agent when my father was terminally ill. You can verify this, just check out our fabulous reviews, you'll see this is all backed up by our many 5 Star Google Reviews, the highest for any agent in Flintshire.

Having been through the house buying process many times in my life, I understand first hand from your side how stressful a time it can be, that's why we aim to not only provide an exceptional marketing package, but also an excellent tailored service to ensure we can make your move as comfortable as we can.

We work alongside some excellent partners who can help in the process, such as an independent mortgage broker service and independent local solicitors, so whatever help you need, we are here to help you.

We charge a set fee with no hidden extras and are quite unique in that we are open for you 7 days a week and have no contract to tie you in, Berry and George is like no other Estate Agent.
