Description

Outstanding modern country house, in a desirable and convenient location.

Description

Woodville is an outstanding, substantial modern country home, in an enviable position with lovely south facing views towards Fife. Built in 2005, well designed by the award winning architect, Heinz Voight, to make the most of its stunning position and views, it is a striking mixture of stone, harl and slate, with turrets giving it a very Scottish feel, yet is thoroughly modern. Beautifully presented with luxurious and generous living spaces, and meticulous attention to detail, particularly to the wood finishes, including hand selected American walnut flooring in the main reception rooms, red oak facings and doors, and a David L Douglas bespoke walnut kitchen. Double glazing is mahogany framed and laminated in oak internally. The house and cottage have underfloor heating throughout, and the house has a heat recovery system. Cornices give a traditional feel. The house has a Dynalite smart lighting system, an integrated music system in the reception rooms, kitchen and principal bedrooms, and speakers in the garden, as well as high quality sanitary fittings, separate lighting and temperature settings, and fitted bespoke furniture. Hugely impressive, it is situated at Parklands of Murroes, so is very conveniently located for Dundee, and easily accessible to Edinburgh, Glasgow and Aberdeen.

Woodville has delightful gardens and grounds of some 7.52 acres. Electric gates open to a tarred drive, turning left to a circular sweep, past the pond, to the front of the house, while a separate drive continues to the side, garage and cottage. Front doors, with a Celtic feature, open to an outer hall with a marble tiled cloakroom with washbasin and WC, and inner doors, with Celtic design, to a magnificent hall, with an impressive staircase to a galleried landing, and a welcoming sandstone fireplace. Off this are two stunning reception rooms, fantastic for entertaining. The splendid drawing room also has a large sandstone fireplace, French door to the garden and an oak bar cabinet with fridge, Bose music and cinema systems for a drop down projector and screen. A library area has oak bookcases and window seat. The equally imposing dining room also has stone faced columns and a cupboard. The open plan kitchen/living room, very much the heart of the house, has French doors to a covered outside seating area and side garden. The kitchen has granite worktops, a five door AGA with gas hob, Franke sink, a dishwasher, coffee machine, wine fridge, microwave, dishwasher and Samsung fridge freezer with water and ice dispenser, and an island unit with a prep sink, solid walnut chopping block and raised glass breakfast bar. There is Italian Porcelanosa tiled flooring and a larder. The family area has a wall mounted Samsung TV with Bose surround sound. A study has cherry wood flooring and bespoke oak cabinets. A utility room has a back door to a covered car port, fitted units with granite work tops, sink, washing machine and dryer, cupboard, and a separate tiled WC with washbasin.

The landing has a shelved linen cupboard, and along with all the bedrooms, has oak flooring. The principal bedroom has a pewter fireplace, LG wall mounted TV, dressing room with cherry wood units, and a luxurious Travertine stone tiled en suite with bath, steam and chromotherapy shower cabinet, cherry wood dresser with granite worktops, two washbasins and WC. Bedroom two has a dressing room and a tiled en suite with an oval bath, shower, washbasin and WC. Bedroom three also has a dressing room and an en suite with freestanding bath, shower, washbasin and WC. Bedrooms four and five have wardrobes, with bedroom five having a turreted dressing area. The opulent Italian marble bathroom has a glass double washbasin, Jacob Delafon bath, a shower cabinet and WC.

The carport links to the garage with electric doors, an ACV HM LPG boiler and a shelved attic. A further carport links to the cottage, ideal for guest or staff accommodation, or for holiday lets (subject to consents), with an open plan living room/kitchen with oak flooring and French doors to the garden. The kitchen has wooden units, four ring hob, oven, washing machine and under counter fridge. The tiled shower room has a washbasin and WC, while upstairs the bedroom, which could be sub divided, has a cupboard, and a balcony.

The enclosed side garden has a pavilion with hot tub, stone built bar and BBQ with electric, paved and decked areas, flower and shrub borders and a water feature. Beyond are gravelled and paved areas with raised vegetable beds and composting bins, and a grassed area. In front is a paved terrace, monoblock parking, extensive lawns and a lily pond with a seating deck and a re-circulating waterfall. Beyond is a paddock, screened and sheltered by woods.

Location

Woodville is most attractively situated in a pleasant and well connected semi-rural location at Parklands of Murroes, just 4 miles to the north of Broughty Ferry, in Angus. There are primary schools in the nearby villages of Newbigging and Wellbank, the latter also having a local shop, and secondary schooling in Carnoustie and Monifieth. Private schooling is available at the High School of Dundee, with Glenalmond, Strathallan, Kilgraston and St Leonards all within reach.

Broughty Ferry has an ample choice of shopping, supermarkets, a harbour and the Royal Tay Yacht Club. Nearby Dundee offers all the facilities expected of a major city including an excellent range of shops and professional services, together with good leisure facilities, two universities and Ninewells Hospital. It is an established centre of excellence in education and life sciences, and its renowned cultural facilities include the V&A museum. There are railway stations at both Broughty Ferry and Carnoustie, and a mainline station at Dundee where there are services north and south, including a sleeper to London. Dundee Airport has flights to London Heathrow. The A90 dual carriageway offers easy access to Aberdeen and to Perth and on south to Edinburgh and Glasgow.

Away from the city the range of outdoor pursuits is impressive. Over the River Tay is St Andrews, home of golf, while the championship course at Carnoustie is only a few miles away. Panmure at Barry and Monifieth Links are two other renowned local golf courses. Gleneagles is also easily reached. There is excellent hillwalking in the Angus Glens and fishing is available on the rivers Tay and South Esk, while sea fishing can be found locally. Crombie and Monikie country parks are easily reached, and there are walks and cycle tracks along the coast, from Dundee to Arbroath. There are pleasant beaches at Broughty Ferry, Carnoustie, East Haven and Lunan Bay. Close by, the Forbes of Kingennie Country Resort has a popular restaurant, four well stocked lochans for bait and fly fishing, and a nine hole golf course.
