SITUATION
Land Farm is in the open countryside amidst a handful of other similar houses, between the popular villages of Sandford and Cheriton Fitzpaine, both with pubs and primary schools. The farmhouse faces south and has an outlook over the valley of the River Creedy and the surrounding unspoilt rural Devon countryside, mostly pasture and mature woodland.

RIVERBANK RIGHTS
In addition to the freehold property the riverbank rights along the west banks of the River Creedy and Binneford Water for about 2000 yards as far as Dowrich Bridge. The rights create the opportunity of fishing and access along this delightful piece of unspoilt countryside.
