SITUATION
Land Farm is in the open countryside amidst a handful of other similar houses, between the popular villages of Sandford and Cheriton Fitzpaine, both with pubs and primary schools. The gardens include an amenity area in front of the house, orchard and kitchen garden below the garage and a formal level lawn surrounded by beech hedges that has been used as a croquet lawn in the past.
Below the gardens and running along the riverbank there is a paddock of about 0.8 acre.
RIVERBANK RIGHTS
In addition to the freehold property the riverbank rights along the west banks of the River Creedy and Binneford Water for about 2000 yards as far as Dowrich Bridge. The rights create the opportunity of fishing and access along this delightful piece of unspoilt countryside.
