Description
What the sellers say :
"This has been our much-loved family home of a little over 50 years, where we enjoyed growing up, and have lots of fond memories. Family time spent in the home; happy Christmases with extended family in front of the fire, sledging in the lane outside when it snowed, playing as children in the large back garden and hosting BBQs in the summer. Our parents took great pride in the garden which has always been a beautiful, tranquil space visited by a wide variety of wildlife.
The rural location of the house, tucked away on a quiet lane with no through access, has provided a wonderfully peaceful setting with views across the valley and access to nature with many beautiful walks on the doorstep. The extensive shops and restaurants of Caterham Valley are an easy walk away and, when we wanted to go further afield, the trains from Caterham station provided a direct service into London for day trips or nights out. Being so close to Gatwick airport was also really convenient for holidays and trips abroad.
We've loved living in this property and will be very sad to see it go, but hope it will be enjoyed as much by a new family who make it their home in future."
Located on a quiet lane and just around the corner from the award-winning Caterham School, this property offers superb potential for development as a forever home, which can be seen from neighbouring properties. With great kerbside appeal, this home features a charming and highly versatile front garden, cleverly secluded from houses across the road for added privacy and ample parking to suit a busy household.
Inside, a welcoming entrance hall features a practical cloakroom and W.C. This leads into a spacious, L-shaped, open-plan lounge and dining room. Flooded with natural light, the inviting lounge features a striking full-width window with views across the front lawns, while the dining space overlooks the rear gardens through patio doors. The kitchen provides direct access to the side and rear garden. The ground floor also comprises a principal bedroom with integrated wardrobes, a second bedroom currently used as a home office, and a modern family bathroom finished with white tiling. A staircase from the dining area leads to the upper floor, comprising two additional double bedrooms with countryside views and integrated eaves storage, a shower room and a substantial walk-in store cupboard.
Outside, the grounds are a defining feature of this home, offering a high degree of privacy and a flat, level plot. The driveway provides off-street parking and leads to the attached garage (in need of some modernisation). The well-maintained gardens wrap around the property with mature trees, established floral borders and paved patio areas perfect for outdoor entertaining.
Ideally located just under a mile (0.8 miles) from the vibrant heart of Caterham Valley, the property is close to a variety of amenities, including well-known supermarkets and an array of artisanal coffee shops and restaurants. Commuters are well-served by Caterham Station (0.9 miles), providing direct rail links to London Victoria and London Bridge, while the surrounding Surrey Hills (an AONB) and the North Downs Way offer miles of protected countryside for leisure and recreation.
