Wooden worktops coordinate with the shelves and offset the dark cabinetry and the high-gloss grey metro-tiled splashback, while two Edwardian pine doors reveal plenty of storage space, with extra room above. There’s space for a cooker with an extractor above, as well as space for a freestanding fridge-freezer, a dishwasher and a washing machine.

Passing an area for a breakfast table, you’ll arrive in the bathroom. Here, 200x200mm ‘Cube Denim’ porcelain floor tiles from House Beautiful pair with blue walls and a white tiled splashback for a fresh, summer feel. A yellow roller blind adds a sunny coordinating touch to the large window above a pedestal basin with traditional chrome tapware and cupboard space beneath. A panelled bath with a hand shower completes the suite.

On the upper landing, a loft hatch opens to a useful attic storage space. The cream carpet flows into the living room and both bedrooms. Begin the primary bedroom on your left, which enjoys a seasonal view of the gardens and trees through a lovely sash window. Fitted in 2024, the floor-to-ceiling fitted wardrobe has been painted in Farrow & Ball’s ‘Oval Room Blue’ to striking effect, while the period cast-iron fireplace with matching mantelpiece creates a charming focal point. White walls and a central pendant complete the calm feel.

Across the landing, beyond an alcove for a desk or reading nook, a period pine pocket door reveals the second bedroom. Decorated to match, it features fitted Hilary's wooden shutters to the front window and a low-hanging pendant that draws the eye to a high ceiling framed by a picture rail. Wooden shelving also makes this a practical space for an office or nursery.

The rest of the flat is filled by a spacious living room, where sunlight streams in through the louvred wooden shutters dressing the double sash windows. Bespoke fitted alcove shelving made from recycled scaffold boards and finished in oak wood stain and oil flanks the fireplace, also stained to match. In 2022, the chimney was relined (and a stainless steel gather hood added) to allow the gas fire to be safely lit. Tall coved walls in white, high picture rails, and a column radiator bring more character to the space.

It has Epping Forest and wide-open spaces right on your doorstep, with plenty of cosy pubs, restaurants and supermarkets all a stone’s throw away. My favourite place is the living room, where I can curl up with a book by the fire or listen to music on the record player while looking out on the tree-lined street below.’

Leytonstone Tube (Central Line) is an 8-minute walk, and Overground services are reachable in 15 minutes at Leytonstone High Road.

Bushwood has a wonderful mix of long-term residents and newer arrivals, who are quickly welcomed into its vibrant community. Just a five-minute walk from High Road, with its cluster of local favourite hangouts, you’ll never be short of places to wine and dine. Some top spots include The Old Crown and The Red Lion pubs, Wild Goose Bakery (try the carrot cake), as well as Bushwood's excellent local tavern, The North Star. M&S is just a five-minute walk away.

Don’t forget to try Panda Dim Sum and Mammoth Tap – a great wine bar hosting a Mexican fried chicken pop-up every Friday night. Other highlights include Bocca Bocca for authentic Neapolitan pizza, Red Camel and Marrakech Delight for their respective Afghan and Moroccan cuisine, Back to Ours for coffee, and Homies on Donkeys for tacos.

The property is also close to Wanstead's bars and restaurants (stop by Provender) and Forest Gate (check out Ramble and The Wanstead Tap). Only moments from home, you can explore Wanstead Flats, with Henry Reynolds Gardens a short walk away.
