Description
Today the property offers a home of impressive proportions. Measuring in excess of 4,000 sqft, the house is spread over four floors.
Entering from the front, you step into a small hallway which provides doors to the cellar, the inner hall, the dining room and the boot room. The boot room is a fantastic addition and one of my favourite spaces. It is simply very functional, with an extensive range of storage, ample shoe racks and fitted shelving above. There is also a large bench with further storage beneath, making it a really practical space for everyday life.
Heading into the dining room, you are immediately struck by the period detail on display. Decorative ceiling roses, ornate coving, beautiful skirting boards and architraves all help set the scene (a theme throughout this home). The room features a brick fireplace with decorative tiling and an original fitted pantry cupboard to the side. An arch then leads through into one of the most impressive rooms in the home.
The kitchen has only recently been fully refitted and in fact repositioned within the house. It now provides a generous and sociable space which still showcases many of the Edwardian features, while blending them beautifully with contemporary fittings. One of the standout elements is the large quartz worktop, one of the biggest pieces I have seen in a kitchen for some time. Stylish and bespoke in its design, the kitchen offers an extensive range of units along with integrated Neff appliances. There is also a neat breakfast station, perfect for preparing your morning coffee, along with a long breakfast bar positioned next to the fireplace. It is a really impressive room and somewhere you would naturally spend a lot of time if you lived here.
From the kitchen you head back into the heart of the home, the inner hallway. This is a substantial space centred around a beautiful Edwardian fireplace with a stove. When lit, it warms the home from the centre and allows heat to travel naturally through the house and up the stairs. It is also a lovely place to sit and relax with a book.
The living room sits just off this space and occupies a position to the rear of the property. Featuring another fireplace, this time gas, it also has a lovely alcove area with a single seat perfectly positioned to enjoy the views across the rear garden and beyond. The outlook from the back of the house really is something special.
Also located off the hallway is the downstairs WC, along with some useful storage. The WC features a high-level cistern which adds a touch of period character.
Heading upstairs, the first floor provides the family bathroom, a guest bedroom, another bedroom currently used as a study, and the master suite.
The master suite feels more like something you would find in a boutique hotel. The views from here are stunning. Through the large bay window, you can look straight across towards Mellor Church and beyond, with far reaching views across the surrounding countryside on a clear day. Within the bedroom there is an original fireplace, along with an arch leading into the walk-in wardrobe. The dressing area is extensive, offering a large range of wardrobes, hanging space and drawers. A further arch leads into the bathroom where you will find a beautiful clawfoot bath, perfect for a peaceful soak.
Taking the stairs up to the second floor, the home continues to offer an impressive amount of space. Up here there are four further double bedrooms along with a shower room. This floor works particularly well for teenagers or extended family members wanting their own space, and some of the rooms could easily be used as additional living areas if required.
Beneath the ground floor is an extensive range of cellar chambers. These include a wood store, another WC, a wine cellar, a gym space and a large utility area, along with plenty of additional storage space for tools or hobbies. There is also a door leading directly out to the garden, making it convenient for anyone using the garden to access the WC without needing to walk back through the house.
Outside, the current owner has created a fantastic garden which extends to roughly half an acre at the rear. Directly at the bottom of the patio steps there is a large lawned area. The patio itself can be accessed either from the side of the house or through the double doors from the kitchen.
The lawn is surrounded by established borders, with a pathway leading through to other sections of the garden.
Further down there is a large hardstanding area which the owner has recently completed. This currently houses some stabling for goats and sheep. While it was primarily designed with the animals in mind, if a future owner did not wish to keep livestock this area could easily be transformed into a fantastic garden room or studio space. It already has power connected from the house and has been installed to a very high standard.
From here you can also access the fully fenced smallholding area. This is currently used for the goats and sheep but could be adapted for a variety of uses depending on the new owner’s lifestyle.
All in all, Prospect House is a home that feels both extensive and refined. A huge amount of time, care and investment has been put into the property in recent years, creating a home that is incredibly attractive both inside and out. It is unique yet practical, offering space, character and flexibility. You are only a short distance from the centre of Marple, while also having beautiful green spaces and countryside walks right on your doorstep.
