Description

Exceptionally spacious bungalow in need of refurbishment, set in secluded gardens of over three quarters of an acre.

Description

A particularly spacious split level bungalow, probably built in the 1970s, having red and white brick elevations under a tiled roof. The property offers generous accommodation, with a versatile layout that includes a potential one bedroom annexe, subject to any necessary permissions being obtained. In recent months the roof has been re-felted and the tiles re-laid, together with new soffits, fascias and gutters. The bungalow would now benefit from modernisation and refurbishment yet offers huge scope for a buyer to improve to their own specifications.

The front door opens into the entrance hall with guest cloakroom. The split-level sitting/dining room has a marble surround with log burner and two sets of patio doors leading to the garden. The kitchen/breakfast room has a range of units, double oven and hob and a larder.

Stairs lead down to the lower floor utility room with sink and plumbing for a washing machine, oil fired boiler, door to outside, and door to a store room with window, ideal as a study or playroom. Also on the main floor are the main bedroom with built in wardrobes and en suite bathroom. There are three further bedrooms and a family shower room. A door opens into the potential annexe of hallway with separate front door, siting room with log burner and patio door to the garden, kitchen with a range of units, double bedroom and bathroom.

Outside
Yew Tree Lodge enjoys a secluded wooded setting in gardens of about 0.86 acres. A driveway with parking and turning areas leads to the double integral garage and also to the separate detached garage/store. The rear garden is mainly lawned with a wide variety of mature trees and shrubs, including several fruit trees. A bridle path runs alongside the northern boundary.

Agents Note
1. The owners are not able to confirm that the existing septic tank is compliant with current legislation. Prospective purchasers are advised to make their own investigations and reflect this in any offers made.

2.The owners advise that there is a brook running along the northern boundary which is dormant from May to December. When active during the winter, it can sometimes cover the lane through Minchington. They further advise that as Yew Tree Lodge is at a much higher level, the house has never flooded during their family ownership.

Location

Yew Tree Lodge enjoys a quiet and secluded location in this sought after hamlet set within the beautiful Cranborne Chase, designated as an Area of Outstanding Natural Beauty.

The pretty neighbouring village of Farnham is about 0.6 miles having a highly regarded gastro pub The Museum Inn.

The property is about 8 miles from Blandford Forum and about 11.7 miles from Wimborne Minster, both offering cafes, bars and restaurants, Blandford having most major supermarkets and a branch of M&S Food, and Wimborne having a branch of Waitrose and the Tivoli Theatre.

The coast at Poole with its world-famous harbour for yachting and watersports, together with the Sandbanks peninsula and beach, are about 22 miles.
