What the owner says
"I’ve loved living here. The location is brilliant, you’re just a short walk from some fantastic cafés, bars, pubs and restaurants, yet it still feels nicely tucked away so you can enjoy a quiet evening at home. My favourite café has to be Bakers Yard Bakery, and we often head to Domo or Roku when we fancy eating out.
Kelham Island has a really great community feel too. It’s not just young professionals, there are plenty of families here as well, which gives the area a really friendly, welcoming atmosphere. Day-to-day things are really easy as well, with the Tesco on Infirmary Road and The Gym close by. You can also stroll into the city centre for even more choice, and the nearby Supertram stop makes it really easy to get to the train station or Meadowhall.”
Set over two levels and accessed from the second floor of this stylish development, this impressive duplex apartment offers generous proportions and a contemporary finish throughout.
The entrance hallway immediately sets the tone for the space on offer. To the right is the second bedroom, a spacious double with a window overlooking the attractive communal gardens – a peaceful outlook that makes it an ideal guest room, home office or additional bedroom. Straight ahead, stairs rise to the upper level, while to the left a convenient downstairs WC also incorporates useful under-stairs storage with plumbing for a washing machine.
Upstairs, the apartment really comes into its own. The landing leads into a superb open-plan kitchen, dining and living space where the excellent ceiling heights create a wonderful sense of light and volume.
The kitchen is sleek and contemporary, with modern units running neatly along one wall and tall cupboards at either end, one housing the integrated fridge/freezer and the other providing additional storage. Integrated appliances include an electric oven and grill, induction hob with extractor above, and a dishwasher, making the space both practical and stylish.
Just beside the kitchen is a dedicated dining area positioned perfectly in front of a Juliet balcony, with plenty of room for a large dining table and chairs – ideal for everything from relaxed weekday dinners to hosting friends.
The living area flows naturally from the dining space and offers ample room for comfortable seating. A second window brings in further natural light, while the contemporary timber wall panelling adds a warm, characterful touch that elevates the overall design.
The main bedroom is another generous double and continues the same striking timber panelling as the living area, creating a cohesive and stylish feel. High-quality fitted wardrobes with integrated lighting provide excellent storage while maintaining the clean, modern look of the room.
Completing the accommodation is a beautifully finished shower room featuring a large walk-in shower with both overhead and handheld fittings, a WC with concealed cistern, floating wash basin, large mirror and a handy built-in storage cupboard.
