The Tour



Stairs and lifts provide access to this apartment, set on the 2nd floor of an attractive contemporary building. Entry is to a long hallway with a wall of useful cupboards. A muted, calming backdrop of neutral walls flooring is established on arrival and continues into the rear living space.



A space for sitting, cooking and dining, the large living room is at the far end of the apartment and has timber-framed glazing that partially opens to a balcony. The rear of the room is where an L-shaped kitchen has been arranged, its unobtrusive cream-coloured cabinetry allowing for a sense of openness. Sleek countertops provide plenty of prep space, and the sink is fitted with Vola taps. Here and across the apartment, attractive anthracite-toned radiators have been fitted.



All three bedrooms are beautiful doubles with almost floor-to-ceiling timber-framed glazing. The first and largest has its own private balcony; the second has storage behind a wall-to-wall linen curtain; and the third has soft-grey Valchromat built-in wardrobes. All three are grounded with sisal carpet.



The bathroom is next to the principal bedroom and has sandy-coloured tiles and modern white fittings from Nosa. An additional WC, finished in the same manner, is at the other end of the hallway.



Outdoor Space



Two balconies extend from the eastern side of the apartment. Both have space for outside seating and for artfully potted plants; the current owners have grown an array of grasses and hardy perennials.



The Area



This apartment is well-positioned to make the most of Camberwell’s brilliance. Around 10 minutes’ walk away, Camberwell Church Street is home to some brilliant restaurants, including long-standing favourite Silk Road. TOAD bakery and Café Mondo are also close, along with Theo’s Pizzeria on Grove Lane.



There are some brilliant pubs nearby, including The Peckham Pelican, The Sun, The Camberwell Arms and the Kerfield Arms, recently awarded a Michelin Star. Verasion Wines and The Stormbird offer an alternative focus on natural wines and craft beers respectively. Lala Books is another local favourite for wonderful new reads, quick gifts and great coffee.



There is also plenty of greenery nearby, including Burgess Park and Ruskin Park, and South London Gallery and Dulwich Picture Gallery are both easily reached.



Local state and private schools are excellent. For transport, Denmark Hill station is the closest and runs Overground services (Windrush line) as well as national rail services. Camberwell is also uncommonly well served by several bus routes.
