DESCRIPTION

Willow House is an impressive, extended and beautifully renovated traditional style brick and flint property situated in the centre of Langham, set well back from the road behind an in-and-out gravel driveway. A mature willow tree on the south side provides privacy and an attractive approach to the house.

The front door opens into a spacious and welcoming hallway with limestone flooring that continues throughout much of the ground floor. The sense of space and natural light is immediately apparent, setting the tone for the rest of the house.

At the heart of the home is a large open-plan kitchen, dining and family room that spans the full width of the property and enjoys wonderful views over the garden.

The kitchen is fitted with a range of shaker-style painted units with Silestone worktops and a large central island with breakfast bar. Integrated appliances include a Rangemaster electric cooker, extractor fan and a Miele dishwasher, along with a Franke sink and practical storage solutions. Beneath a glass atrium there is ample space for a large dining table, while three wide sliding doors on the north side open onto the garden, bringing in plenty of light and creating a strong connection with the outside. At the far end of the room additional windows and a central fireplace with wood-burning stove create a comfortable and inviting area for everyday family living.

Leading off the kitchen is a useful utility room with fitted cabinets, sink and space for a freestanding washing machine and tumble dryer. The oil-fired boiler and pressurised hot water tank are also located here, and a door provides access to the garden.

Back in the hallway there is a sitting room with a south and west aspect, offering a cosy space ideal as a television room, snug or quiet retreat. On the opposite side of the hallway is a versatile ground floor room currently used as a gym but equally suited as a bedroom or study. This is served by an adjacent contemporary shower room with WC, vanity unit and heated towel rail.

Stairs lead to the first floor where the main bedroom occupies the west end of the house and enjoys a triple aspect with views to the south, west and north across the garden and surrounding countryside. It also benefits from a stylish en-suite bathroom with freestanding bath, separate shower, vanity unit and contemporary fittings.

There are three further double bedrooms. Two are positioned on the south side of the house with views over the village, while the third overlooks the garden and farmland beyond. These bedrooms are served by a family bathroom fitted with a bath with shower over, heated towel rail and modern white sanitary ware.
__________

OUTSIDE

Outside, the front of the property provides generous gravel parking on the in-and-out driveway. Access to the rear garden can be gained from the right-hand side of the house.

The garden itself is arranged in two sections, divided by a charming old brick and flint wall with timber fencing on either side.

A rose-covered wooden pergola provides a shaded seating area, while a paved terrace offers a sunny spot for outdoor dining. The garden wraps around the west side of the house and beyond the wall there is a further informal area of lawn, ideal for children to play or with potential to create a more formal garden if desired. A large wooden shed provides useful storage for garden equipment.

Willow House is an immaculate home that has been thoughtfully designed and finished to a high standard throughout. Its central village setting offers both privacy and convenience, with easy access to the North Norfolk coast and the many attractions of this sought-after area.
__________

SITUATION

Langham is a highly sought-after rural village with an active community. It benefits from a fine parish church, highly rated primary school, The Bluebell public house, a village hall and The Harper an award-winning boutique hotel.

RAF Langham was originally a satellite station to nearby RAF Bircham Newton. Some twenty or so different squadrons were stationed here at various times during WW2, transforming Langham into a small town for the duration. Nowadays it is possible to get an insight into this wartime life by visiting the Langham Dome.

Sitting just off the North Norfolk coast approximately 1.5 miles from Morston and 2 miles from Blakeney it is perfectly placed for easy access to the saltmarshes, Blakeney harbour and Blakeney Point.

Blakeney offers a range of shopping facilities including a petrol station, deli, fresh fish shop, charming gift shops, and a wide selection of popular pubs and eateries. This part of the coast offers sailing, bird watching, seal trips, cycling, golf, coastal walking and numerous fine beaches and stately homes.

Just over 5 miles to the south is the Georgian market town of Holt, renowned for its attractive street frontages and its wide range of independent shops, such as Bakers and Larners – an exceptional privately-owned department store. There are also boutiques, cafes, bars, doctors’ surgery, dentist, bank and post office. Holt is also home to Gresham’s pre-prep, prep and senior schools founded in 1555.

About Jackson-Stops, Burnham Market

4 Market Place, Burnham Market, PE31 8HD

Welcome To Jackson-Stops Burnham Market Office

We pride ourselves on being an independent national estate agency on the North Norfolk Coast , providing a unique service, specialising in the sale of properties across the whole of North Norfolk

Enviable Reputation

Jackson-Stops has more than a century of experience in the prime property market with over 45 privately owned offices nationwide and our Burnham Market office sells a diverse portfolio of quality properties from cottages to country homes, listed buildings, barn conversions and new homes.

Tailored Marketing

Our tailored approach to residential property puts our clients at the centre of all we do. From beginning to end, our knowledge, advice and exceptional service will steer your purchase or sale to a successful completion.

National Coverage, Local Presence

Like all Jackson-Stops offices, our Burnham Market branch is part of a structure which gives our clients the benefits of a top-flight national brand and the total attention of their local office - with superb results. These results prompt a great deal of feedback from buyers and sellers alike. Overwhelmingly, that feedback is very, very positive.

Personal Director Led Service

One factor behind this is that we share our national brand ownership and responsibilities across the regions. This means that, free of the need to please distant shareholders and CEOs (there are none), our directors like Tim Hayward and their teams can focus on you, their client, and your priorities - not corporate ones. When you instruct us, you will be dealing with the business owner direct.

Exceptional Local Knowledge

Sharing national responsibilities also ensures that our local teams have a broader understanding of the overall market than rivals who leave 'big picture' matters to their head office. It's part of an overall approach which generates a deep, long-term commitment from owner/directors and staff to the communities of which they are a part. And a frequent consequence of that is that when buyers moving into an area call a local friend for advice, the national agent they recommend is Jackson-Stops.

High Quality Marketing Material

We produce high quality, tailored marketing material and offer an all-inclusive fee for clients selling their homes. All of our properties are promoted on the group website www.jackson-stops.co.uk and on the market leading property search website Rightmove

We would be delighted to meet with you to discuss how we can help in regard to any aspect of the North Norfolk and regional market, please do not hesitate to contact Tim Hayward or one of the team
