Fine traditional Victorian townhouse in prime West End location

Description

128 Desswood Place is a semi-detached family home on a prestigious street in Aberdeen’s West End. It was built in the 1890s of granite and slate and sits on a corner site with lanes running along the west and north boundaries. In good order throughout, there has been a degree of recent refurbishment, but the property still offers plenty of potential for a new owner to make their own mark. There is a mature colourfully planted walled garden and a garage at the rear.

The original, imposing front door with stained glass windows either side opens to the spacious vestibule which has the original tiled floor, large glazed panelling to the hall and a part glazed door. The welcoming hall has a sweeping staircase with ornate pine banister and balustrade, an understairs cloakroom and cupboard.

The elegant sitting room has an abundance of period features including a large south facing bay window, two arched shelved alcoves flanking the open fire which has an ornate wooden mantelpiece, marble surround and slate hearth, a cornice and deep skirting, along with recently stripped original floorboards.

The dining room is dual aspect and has a fireplace as a focal point with a shelved wine cupboard in the alcove. A door leads from the entrance hall to the snug which opens to the kitchen. The snug has a gas fire with a beautiful mantlepiece, a shelved alcove and a cupboard. The kitchen has a large west facing window and a terracotta tiled floor, with a stainless steel range cooker and traditional-style double Belfast sink. The sun porch is off the kitchen which has a door to the garden.

The first floor landing leads to the bedroom accommodation and the main bathroom. There are four double bedrooms with the principal bedroom benefitting from a large bay window. Bedroom four is currently used as an office.

The top floor landing is flooded with natural light from velux windows. On this level there is a box room/dressing room and bedroom five which has far-reaching city views.

Outside: At the front of the house, there is a low level granite wall and a path through the front garden with an area of lawn and rose borders. To the west a lane runs along the side of the property where there is both a pedestrian gate and car gate. The car gate is adjacent to the single garage. The rear walled garden is mostly lawn with mature, herbaceous borders.

Garage: Single brick garage with wooden door, power and light. Ladder to floored loft.

Location

Desswood Place lies west of Aberdeen city, nestled in one of the city’s popular residential areas. The "Energy Capital of Europe" and a vibrant hub for many years, the city of Aberdeen is home to two universities: Aberdeen University and Robert Gordon University. Cultural facilities include a recently extended and refurbished art gallery, the Maritime Museum, a concert hall and theatre. P & J Live is the northeast of Scotland main arts and events venue, boasting world-class conference and exhibition facilities along with a superior 15,000 capacity arena. Aberdeen Beach can be found a short distance from Aberdeen city centre and the area is also where Pittodrie Stadium is located, which is home to Aberdeen Football Club, affectionally known as The Dons. The new AWPR bypass ensures easy access to the north and south of the city. Aberdeen International Airport is 6 miles away and there is a mainline east coast train service with frequent journeys to London King’s Cross and rail links further north to Inverness and south to Edinburgh. Private schools include Robert Gordon’s College, Albyn School, St Margaret’s (girls) and the International School of Aberdeen (two miles). The property is within the catchment area for Mile End Primary and Aberdeen Grammar School.

Aberdeenshire is one of Scotland’s largest and most diverse counties and extends from the North Sea coastline inland to the Cairngorm mountains which rise majestically to the west. Rich in historic castles and boasting fertile farmland, the Aberdeenshire area is renowned for producing the malting barley which supplies the many whisky distilleries in the region.

Deeside, through which the River Dee flows, attracts visitors from far and wide. Balmoral Castle has been the Scottish home of the Royal Family since it was purchased for Queen Victoria by Prince Albert in 1852. There is a wealth of sport on offer for which Scotland is famed: salmon fishing on the rivers Dee, Don and Deveron, pheasant and partridge shooting on many of the low ground estates, red and roe deer stalking and the opportunity for grouse on the rolling heath hills. The area boasts numerous golf courses. To the east lie Royal Aberdeen and Trump International, both well regarded links courses.

The Cairngorms National Park known as a stronghold for many rare and endangered species of flora and fauna is situated some 53 miles to the west of the property and offers a wide range of outdoor activities including hill walking, mountain biking and wildlife spotting. The steeper mountains at The Lecht (49 miles), Glenshee (60 miles) and Aviemore (91 miles) offer skiing when winter conditions are suitable and endless walking challenges throughout the year.*
