Life in Hadlow Down is all about getting outside and making the most of the countryside. Wilderness Wood is a short walk away for weekend wanders, and Tinkers Field sits right across from the house - perfect for dog walks that lead into the trees (and home to the annual steam rally). The house edges a bridleway leading to local lanes and fields, so there are lots of countryside walks to choose from, without getting in the car.

Living here means you get the best of both worlds: village life, plus easy links to local towns and cities. Buxted railway station is a quick four-minute drive away with trains going up to London Bridge, and Gatwick Airport is around 40 minutes away by car. You can reach Lewes in 25 minutes, Brighton in 35 minutes and Tunbridge Wells in 25 minutes. It's a lovely balance - rural, but not remote.


First impressions

A private driveway leads you to a beautiful detached house that immediately feels like a true country home. There's space to breathe - no estate feel, no sense of being overlooked, just openness and calm.

A double garage sits neatly to one side, which can also be reached via a door in the garden, with additional parking for four cars on the driveway. While the house is conveniently close to the A-road, the double-glazed windows keep things nice and quiet inside.

This is a house that's easy to settle into - everything flows, and there's a place for both slow Sunday mornings and big family gatherings.

The kitchen is the heart of it all, with warm oak units and a central breakfast island where everyone naturally gathers. The Rangemaster oven makes a statement, and there's plenty of room to cook, chat and spend time together. At the far end, the kitchen blends into a secondary kitchen area with a separate sink and space for a washing machine and dryer.

From here, you step into a practical boot room, complete with built-in cupboards and a WC. With doors at both ends - one out to the side garden and bridlepath, the other into the main garden - it's ideal for dogs, muddy wellies and coats.
