Abercegir is a small popular village only 3 miles from Machynlleth and about 1 mile from the Machynlleth-Newtown road. It is set in a pretty valley alongside the River Gwydol, a tributary to the River Dyfi. Ffatri Isaf is about 300m outside the village boundary and offers about 13 acres in total, most of which is pasture, the lower fields being naturally watered from the Afon Gwydol.

The property is believed to be the last water powered Woollen Mill in the county of Montgomeryshire, closing in 1964. The mill and its associated infrastructure was at its production height in the First World War, providing quality woollen flannel for the war effort.

An interesting note is the inclusion in the sale of an original spinning wheel and the last woollen blanket produced at Ffatri Isaf. Most of the original wheel workings can still be seen, the highlight being the 20 feet diameter, 10 spoke, 30 30 bucket mill wheel cast at the Newtown Foundary in 1859 for the mill wright Samuel Owen. The fulling stocks, with wooden mallets and tappet wheel are one of only four in their original locations in Wales. There is also a historic pelton wheel adjacent to the mill wheel.

The property is approached from the village via a private driveway boarded by daffodils in the Spring. The pasture land is located to both sides of the driveway, terminating at the Mill House with a turning and parking area. Large Outbuilding (62' x 44' internal) of stone and rendered construction under a profile sheeted roof, now partitioned into 9 loose boxes and store/tack area. Central area ideal for hay, food stuffs, etc. Recently built Workshop (45' x 38') with concrete floor and vehicular access via roller shutter door. Internal Store (15'10 x 11'9). 3 Stables to rear. Adjacent to the Mill House is a former Studio (13'2 x 9'10); glazed to 2 walls with slate floor.

The Mill House is approached over a stone flagged area, running the width of the house. Path to Stone Barn, below Wheel is a former Cow Shed with tying for 3, calf kit and pen with hay loft above (22' x 15' internal), stone construction with original hand cut slates on willow lathes and oak pegs. A bridleway is noted along the driveway.

THE LAND
This extends, in total, to 13 acres (estimated). The lower area is predominantly level and bordered by the pretty Afon Gwydol. To the rear is a sloping pasture to a level area above. The area is ideal for a variety of equestrian, agricultural or horticultural uses. A Carpet Gallop all weather arena (40m x 20m) is located immediately off the driveway.
