Description

Maes Alyn is a stunning former Gwysaney Estate property, occupying a semi-rural and scenic part of North Wales, close to the market town of Mold. Constructed of the attractive mellow local stone beneath a slate roof, the house is an impressive appearance commensurate with the Victorian building period, and sits well within its grounds and the landscape, overlooking open countryside. The house has been superbly maintained over the years, and in 2019 was subject to a scheme of extension and refurbishment, with the creation of the leisure wing and annexe, along with other upgrading works to the house including a new roof, boilers and some wiring.

The property has, however, retained tremendous character with high ceilings with plaster cornicing, period doors and lovely large windows, many of which are hardwood double glazed, bringing in plenty of natural light. Indeed, Maes Alyn provides beautifully proportioned and spacious accommodation arranged over three floors ideally suited to family living and with a quality of leisure suite seldom seen in a private residential property.

The entrance hall provides access to the three reception rooms within the main part of the house, the drawing and dining rooms being particularly impressive and are interconnecting, each with deep bay windows overlooking the grounds, and period fireplaces. The kitchen/breakfast room was fitted by Clive Christian in the 1990’s and is broadly L-shaped room with range of fitted wall and floor units, breakfast bar 4 oven Aga, a Cookmaster range and large sink overlooking the view. There is plenty of space for a dining table as well as comfy chairs/sofas, and off the kitchen there is access to the cellar, which comprises two rooms, and a utility.

Beyond the kitchen is the leisure suite extension, which provides a fantastic everyday and entertaining space. A further dining or meeting room is accessed from the kitchen, beyond which is the bar/games room with bespoke fitted oak bar and shelving, integrated microwave and fridge, and large sliding doors to the terrace. Glazed doors open to the pool room, a magnificent room with vaulted ceiling and exposed trusses, huge picture gable end window to maximise the view, and two pairs of sliding doors opening to the terrace. The pool is fully tiled and has under water lights, and within the room is a sauna and shower. Beyond the pool room is a gym/relaxation room, also with doors to outside and with men’s and women’s changing rooms, both of which have been superbly finished. This room also has independent access to the inner courtyard.

At first and second floor levels the accommodation is also ideally laid out for the family. A turned staircase rises from the hall to a galleried landing which serves all bedroom on the first floor. The master suite is particularly impressive, with deep bay window, facing south, fully equipped bathroom, and large dressing room with fitted wardrobes. There are three further double bedrooms, all with fitted wardrobes, served by a family bathroom. On the second floor are two double bedrooms, and excellent eaves storage.

The Annexe

Created in 2019 from conversion and extension of traditional buildings, the annexe is a superbly appointed and spacious ancillary living space to Maes Alyn. It is independently accessed via the back drive, and has also been designed to take full advantage of the south westerly outlook across the fields. There is an open plan dining hall, off which is a double bedroom, well fitted bathroom, and steps down to the kitchen/living room with woodburner and doors opening to the terrace.

Location

Maes Alyn occupies an extremely private, rural location adjoining open countryside under 2 miles from the market town of Mold which offers a comprehensive range of high street shops, coffee shops, restaurants, doctors’ and dentists’ surgeries. The property is also about 13 miles away the historic town of Ruthin with its host of independent retailers and eateries, and the walled city of Chester (16 miles) offers a more comprehensive range of services together with several out of town retail parks, and can be reached in around 20 minutes or so.

Schooling is well provided for locally with excellent state primary and secondary education in Mold, complemented by private schools in Ruthin, Oswestry and Chester, notably The King’s and Queen’s school. On the recreational front there are rugby, football, cricket and tennis clubs nearby together with the renowned Mold Golf Club. Directly from the property are wonderful opportunities for walking, cycling and running through stunning countryside including at nearby Loggerheads Country Park and Moel Famau.

Communications

For travel, the property occupies an enviable position, being within easy commuting distance of Chester and Liverpool with the A55 linking with the M53 and also the M56 for access across Cheshire to Manchester and the M6. For travel to London there is a 2 hour inter-city rail service from Chester to Euston via Crewe, and Liverpool and Manchester are both served with international airports.

Outside

Maes Alyn is approached via a long tarmacadamed drive flanked by lawns, to a wide parking area to the east of the house. Set above the house and within an old walled garden is the hard tennis court, accessed via a flight of steps from the parking area. Below is a level lawn with summerhouse, which extends to the southerly boundary and to the house and one of the terraces.

To the south of the house and accessed directly from the bar and billiards room is a flagged terrace, which is beautifully positioned to enjoy the views across the adjoining fields. There are two further terraces accessed from the swimming pool room and the annexe, both facing west and along the valley towards fields and woodland. A rear drive provides access to the annexe, and also an enclosed courtyard with pressed concrete surface and range of useful outbuildings including workshop, boiler/plant room, and general store with first floor. There is also a kitchenette area/wash room.
