On entry, a spacious entrance hall with plenty of storage space and an adjoining shower room. Steps lead down into the extended portion of the cottage, a beautiful open plan kitchen, family living, and dining space with underfloor heating and a vaulted ceiling containing several Velux windows and dual sliding doors to the garden. Oak steps lead up to the kitchen, which contains plenty of built-in storage, a sink unit, five-ring LPG gas hob, an electric oven, and space for a dishwasher. The teak worktops are a beautiful addition and have been created from reclaimed school science lab worktops. Off the family room is the family bathroom, which comprises a bath with a mixer tap & shower attachment and rainfall shower head, a vanity unit, wash basin, large wall mounted mirror, and a w.c. The snug provides a separate space for a family to enjoy and contains a woodburning stove set into a fireplace with a slate hearth. Plenty of storage space, including understairs storage.

Stairs lead to the first floor landing, with a useful storage cupboard and two of the three bedrooms. Bedroom one is a well proportioned double located at the front of the house with countryside views, built-in wardrobes, and a decorative fireplace maintaining the property's character. Bedroom three is also located on the first floor and is a single with recessed shelving in the alcoves. Another set of stairs leads to the second floor and the second bedroom, a dual aspect double bedroom with an exposed brick feature wall and views to the South Downs at the front and woodland at the rear. There is also a built-in cupboard and eaves storage.

Outside: The garden is separated into two areas: the formal garden and the 'working garden' with a picket fence and gate in between. The formal garden sits directly outside the property and is mainly laid to lawn with sleeper flowerbeds at the far end and a herringbone brick pathway leading away from the house to the gate and the second garden area. The pergola-covered flagstone patio is an ideal seating area and entertainment space for familiesto enjoy. Through the gate to the utility garden, which currently houses the owners' chickens and backs onto a neighbouring pond and wooded area. A door opens to the rear of the garage, which has been converted into a home office and a laundry room, with plumbing and electricity for a washing machine and tumble dryer. The garage/workshop, which runs down the right hand side of the garden, is a good size and can house more than one vehicle. Off road parking is available at the front and side of the property, with space for multiple vehicles and a gate separating the parking into two sections.
